Many of you have probably heard about the potential subdivision development within the Rifle Range Road, Coulter Road, Hotham Creek Road, Major Mitchell Road and specifically the area on both sides of the entirety of Rosemount Drive area of Willow Vale.

This may significantly increase the amount of traffic in the local area given the additional vehicles that this development may generate. It might also add pressure to the already under stress wildlife that resides in this area. I believe that the area currently has Koalas, Wallabies, Stone Curlews, Glossy Black Cockatoos and Wedgetails. Koalas in particular are under increasing environmental pressures due to expanding development and may need to be relocated to other areas that may well have a negative impact on them.

This development will most likely change the open space feel of the area as it becomes more congested. Driving around the already congested area will only get worse.

We would like to engage a professional company to 1. Assess the challenges and viability of what is currently known about the proposed development aligned against the current zoning of those areas. 2. Assess the Development Plans (once lodged with the GCCC) to identify any technical breaches with existing Planning, Development, zoning and environmental regulations.

For any objections to have any impact on the development, they are required to be based on technical breaches of the relevant laws rather than subjective views of what each individual thinks is appropriate. This cannot be completed without a detailed understanding of the current Planning regulations.

We will need to fund these technical and detailed objections and we believe that they will need to be completed in two stages (current zoning development feasibility and the eventual Public Review and objection stage). Both stages are likely to cost in the region of AU$4,000 each.

We are therefore seeking funding of approximately $8,000 to cover both the initial assessment of the potential development area and then the assessment of the plans eventually submitted by the developer to the GCCC.
