Taking Back Control at Bodiam & Abbotsford Court

Dear Leaseholders of Bodiam and Abbotsford Courts,

We’re the 265 leaseholders of our vibrant Park Royal community, united to end the mismanagement by Anthem Management Limited. With £1300 raised toward our £8,000 goal, and many active leaseholders in our WhatsApp group, we’re fighting for better management—together.

The Problem: Anthem’s failures have hit us hard:

• Backdated 2023 Service Charges: Unexpected overspend bills, lacking transparency, adding financial strain.

• Neglected Maintenance: Ignored repairs, from leaky roofs to unkempt communal areas, lowering our quality of life.

• Poor Communication: Unresponsive service, echoed by 2025 Trustpilot reviews calling Anthem “the worst property management company ever.”

Under the freeholder, Adriatic Land Ltd, known for high ground rents, Anthem’s neglect is unacceptable.

Our Plan: We’re raising £8,000 to hire a solicitor to:

1. Apply to the First-tier Tribunal (FTT) to appoint a new managing agent, proving Anthem’s mismanagement with evidence like backdated charges and ignored complaints.

2. Vet proposals from reputable firms like Kinleigh Folkard & Hayward and Rendall & Rittner, ensuring transparency and responsiveness.

3. Explore forming an RTM company later, if feasible, to gain long-term control.

We’ve requested a leaseholder meeting, to discuss these steps and gather support.

Why Your Support Matters: Solicitor fees for an FTT application cost £2,000–£8,000. With 265 flats, if 133–200 of us contribute £50–£100 per flat, we’ll hit our goal. The £1300 raised shows our momentum—let’s keep it going! Surplus funds will support new management setup or challenge Adriatic’s ground rents.
