For many years, like much of the surrounding neighborhood, Grace Avenue north of Franklin Avenue was home to many working-class Latinos. After decades of city-led gentrification efforts, 1918 Grace Avenue is now the only building on the block where the majority of tenants are Latino families in rent controlled apartments. The new owners have been determined to change that.

Since purchasing this Hollywood apartment building in October 2022, the landlord has cycled through every tactic in the book to force the long-term tenants out of their units so that they can be filled with the kinds of wealthier and whiter, often short-term, renters on the rest of the block. The landlord has harassed tenants, taken away amenities, refused and delayed repairs, and made fraudulent police reports. All of these efforts have failed to force the tenants out of their homes.

Using the legal process to wage warfare against tenants, this is a campaign of “lawfare”. So long as judges and the courts allow this to continue, it will not end. The landlord and their attorneys do not have faith they can win these cases in court. They don’t need to. They can use their superior resources to bend the legal process to their ends; draining the tenants’ scant resources until they can no longer defend themselves. A loss for the Grace Ave tenants would not only be a loss for the Hollywood neighborhood and the community of which they are a part, but for the tenants’ movement as a whole, offering a roadmap to other landlords who can afford to weaponize the legal system to displace tenants to continue profiting.

We are raising $10,000 to cover these expenses. The Grace tenants’ attorneys require an additional $5,000 to respond to the latest filings in the civil case. The remaining $5,000 will be set aside to cover any expenses required by further maneuvers from the plaintiffs attorneys. If no further fees are required, it will be used to reimburse the $4,200 that the tenants have already spent on representation. Any remaining funds will be given to another LATU mutual aid campaign.

Durante muchos años, al igual que gran parte del vecindario alrededor, Grace Avenue, al norte de Franklin Avenue, fue el hogar de muchos latinos de clase trabajadora. Utilizar el proceso legal para hacerle la guerra a los inquilinos es una campaña de "guerra legal", y mientras los jueces y los tribunales permitan que esto continúe, no terminará. El propietario y sus abogados no confían en que puedan ganar estos casos en los tribunales, y no necesitan hacerlo. Porque pueden usar sus recursos superiores para manipular el proceso legal a su favor, agotando los escasos recursos de los inquilinos hasta que ya no se puedan defender. Una pérdida para los inquilinos de Grace Ave no solo sería una pérdida para la vecindad de Hollywood y la comunidad de la que forman parte, sino para el movimiento de inquilinos en general, ofreciendo una ruta alternativa a otros propietarios que puedan financiar el uso del sistema legal como arma para desplazar a los inquilinos para seguir lucrando.
