Save Marrisa's Family Home from Foreclosure

Hello, my name is Marrisa. I am also well known as Fatimah, your friendly neighborhood baker and mother to stray cats. I am a divorced single mother of a special little girl and a struggling entrepreneur. I inherited a property that has been owned by my family since 1965 in Philadelphia, PA. I received this amazing gift in 2021. I was honored and proud, as many generations of my family have such fond memories there.

I hired a lawyer to do all of the paperwork and transferring of the deed with my elder cousin's blessing and signatures. I was informed that all was well, and I questioned if there were any liens or loans on the property because one of my elder cousins said that she heard tale of a loan. However, the lawyer told me that nothing was found, and we moved forward. Some time went by, and I began to invest every penny I had, as well as taking credit to repair the property to a safe and livable condition. I’d use it for a secondary home as well as a short-term rental property for income to stabilize myself and my daughter upon the inevitable divorce.

I began to see multiple pieces of mail from a loan company with my deceased cousin's name, so I decided to open some of the envelopes one day, only to find that there actually was a loan and it was behind since my cousin Eldora passed in May 2020. It was going on 2 years behind. I immediately reached out and informed the company, Specialized Loan Servicing, of her death, then sent the requested documentation. They explained there was a process before they could speak with me, and that took an additional 4-5 months before I actually had a real conversation with them.

We then got the ball rolling once I understood that even though I had nothing to do with the loan, I was still responsible because the loan is on the property. I agreed to make the monthly payments as they approved me for a loan modification trial of 3 months. After that, it was to be made permanent. However, at that point, they claimed that they had not received a copy of the deed, which was not true because I sent it along with the paperwork that got me approved for the trial as well as for them to even talk to me about the loan at all! Anyhow, I emailed the deed as requested. They then claimed it was not readable, so I faxed the deed multiple times, and they claimed not to have received it. I then mailed the deed, and they still claimed not to have received it. So eventually, something told me to send it certified with a signature required, so I did, and they, of course, finally said they had it in their possession.

After that, I was told they would expedite some paperwork to save the modification but was soon after told that it was too late and I needed to pay all back payments. I have no means to pay that amount of money in my current situation. I am and always have been a helper and a giver, so I figured I better try to find my people and save my investment, my family’s last piece of property, and our heirloom. I am humbly asking anyone that can assist from near or far for aid, whether it is financial or legal help. I don’t know what else to do at this point, so here I am. As of March 25th, a sheriff sale process will be in effect. There are no more conciliation hearings, and that would mean losing everything as well as over 70 years of my family history.
