We are a group of concerned neighbors in the Fullersburg Woods area of Oakbrook and Hinsdale, Illinois. We are raising funds to hire representation and inform our community in the future development of the area formerly occupied by the Institute of Basic Life Principles (IBLP).
IBLP is currently marketing for the sale and development of 30.2 acres of buildable land. This land sits between Route 83 and Madison Street, north of Ogden and south of Glendale. Currently, this land is mostly zoned R-2, the same as much of the rest of the Fullersburg area. R-2 zoning is for single family units and requires at least 20,000 square feet of land per unit (e.g. a 200' x 100' lot size). The current development proposal by McNaughton Heather Highlands is asking for variances reducing the required land per unit to between 2,400 and 2,800 square feet (e.g. 100' x 25' lot size). This will result in a density that is 800% higher than currently exists in our neighborhood and, to the best of our knowledge, will set a new low standard for single-family housing in all of Hinsdale and Oak Brook.
Additionally, in the area west of Adams off Ogden, Ryan Companies is proposing Hinsdale Senior Residences which includes a large 3-story building (325,000 square feet) capable of hosting up to 245 seniors and their 95 caregivers. To provide prospective, Hinsdale Senior Residences will be larger than the Bolingbrook IKEA.
We, as a group, generally support either the expansion by DuPage County of the Fullersburg Forest Preserve and/or tax generating development, given that it is done in a manner that is consistent with current zoning rules and does not over-stress current infrastructure or includes appropriate infrastructure development.
Not only will the current proposals under consideration greatly change our neighborhood, but also includes no meaningful infrastructure development. Any development of the IBLP area needs all of the following areas addressed:
Traffic - There are NO proposed additions to any of the roadway systems. This will greatly impact traffic flow and safety on Ogden, Spring, Madison, Adams and many of the other roadways in the Fullersburg area.
Environmental - A large portion of the IBLP property sits in a FEMA floodplain. Current development proposals do not include provisions for the environmental and neighborhood impact of development of the land
School overcrowding - These developments will have a meaningful impact on Monroe Elementary, Clarendon Hills Middle School and Hinsdale Central High School.
