We, the homeowners of the Townhomes of Summerfield, are facing an urgent crisis. Our HOA board, through illegal actions and financial mismanagement, has systematically driven our community into financial ruin while stripping away homeowners’ rights. We are calling on our fellow residents and supporters to contribute to our GoFundMe campaign to help us fight back legally and restore integrity to our community.

Why We Need Your Help

Since September 2023 , our self-appointed former President and hand selected board members have engaged in:✅ Illegal collection practices – Homeowners are being overcharged and unfairly fined without proper procedures.✅ Unlawful towing and parking enforcement – Vehicles which was a scheme to gather personal information such as insurance to profile and target renters and homeowners .✅ Shifting common expenses to homeowners – Without the required two-thirds (2/3) homeowner approval clear violation of the ccrs, the board has secretly wasted all $500,000 that was remaining of the $800k capital improvement loan , now these funds are not available to complete a 300k roof project that is required August or citizen will no longer insure the townhomes.

Community Management Company who fees Skyrocketed Without Justification

2018- 2023: HOA management fees were only $1,441 per month ($17.3K annually)​ . 
2024: This expense jumped to $20K in just 7 months and reached $65,050 annually​ .
 2025: The budget now lists $72K—a 316% increase 
saddling homeowners with increased financial burdens without legal justification other than SELF Dealing 

Misuse of Legal Funds $57,000
Instead of using HOA funds to protect and serve the community, our HOA counsel is being paid over $50,000 annually to shield corrupt board members  and there advise them than advocate for homeowners and enforce or ccrsand bylaws
counsel claims she is not involved in day-to-day operations, yet her contract states otherwise

Comparison this to our Master Association (which oversees over 3,000 homeowners),retainer  $75,000 annually and only uses legal resources when absolutely necessary uses roughly $40k of this retainer annually Meanwhile, our much smaller HOA (277 homes) has legal costs of $57,000 , which benefit only the board members, not the community because apparently.

Our Plan
We are seeking outside legal counsel to:

Hold the board accountable for illegal financial practices, and seek damages for breach of fiduciary duty

Reverse unauthorized rules imposed on homeowners.

Stop the abuse of HOA legal funds that should be used to protect homeowners, not corrupt board members.

Ensure fair elections and transparency moving forward.
