My dear friend Danielle, who is like a sister to me, has always poured her heart into everything she does. She’s a devoted single mom, working tirelessly to provide a safe and loving home for herself and her son.

Recently, she achieved a lifelong dream: buying her own home. For years, she worked and saved to make this possible, determined to give her son the stability he deserves. But shortly after moving in, her dream turned into a nightmare. The seller failed to disclose numerous major problems, and even the home inspection missed (or ignored) many of them. These hidden issues have left her home unsafe, unhealthy, and in desperate need of repairs totaling around $40,000. That number could rise once work begins.

Danielle’s son has already missed 22 days of school due to health problems from the toxic conditions in their home. Every week they remain there, his health is at greater risk, and with every rainfall, roof and foundation damage is only getting worse. She has consulted multiple lawyers and professionals, but the upfront costs are far beyond her reach. To make matters worse, the sellers left no forwarding address and cannot be contacted.

Some of the urgent issues include:

Gas Leaks: Four active gas leaks were found in the on-demand water heater, the gas stove intake, the line from the meter, and at the meter itself. Consumers Energy has "Red tagged" the home, meaning they shut off her gas for safety. This leaves them with no ability to have hot water, cook meals, and more.

Plumbing & Mold: Before move-in, a plumbing leak forced Danielle to tear out a moldy kitchen. This winter, a poorly routed water line froze, and repairs uncovered widespread attic moisture from roof leaks.

Roof & Structure: Active water intrusion is damaging ceilings and the roof structure. She is awaiting a quote for full roof replacement.

HVAC & Air Quality: The wrong furnace setup and water intrusion into the in-slab ductwork have caused air quality issues, interior flooding risks, and even hidden sealed ducts filled with water. Temporary measures such as pumps, dehumidifiers, heaters, and purifiers have cost her over $1,000 just to keep the house barely livable.

Foundation & Drainage: Improper land grading is causing yard flooding and water intrusion into the foundation. Two companies have quoted $15,000 to $17,000 for excavation, regrading, drainage installation, and property restoration.

Danielle has poured everything she has, financially, physically, and emotionally, into trying to keep her home safe for her child. She is the kind of person who never hesitates to help others, yet she has never asked for help herself until now. This situation has left her with no other choice.
