We are residents of Woodford County who care deeply about preserving the charm, safety, and rural character of our community, while supporting reasonable growth that aligns with existing and planned development. A developer, Vision Engineering, has submitted a request to rezone 22.5 acres of prime agricultural land at 1470 Troy Pike from A-1 (agriculture) to R-4 (high-density residential). If approved, this change would allow for 84 housing units, including 62 tightly packed single-family homes and 22 townhomes—setting a dangerous precedent for future high-density developments in traditionally low-density areas.
This rezoning proposal directly conflicts with the Woodford County Comprehensive Plan and threatens the stability of nearby R-1B neighborhoods. The plan calls for thoughtful, infrastructure-supported growth—not spot zoning that disrupts land-use patterns and overwhelms our roads and schools.
In fact, two independent traffic studies show that this development would worsen already failing traffic conditions on Troy Pike and Old Dry Ridge Road. The developer’s own study underestimated the impact by excluding major nearby developments and using unrealistic projections for 2035.
We’re raising funds to retain legal counsel, commission expert analysis, and mobilize public engagement to oppose this rezoning request. Your support will help us protect and improve:
