Prevent High-Density Condos on Lake Anna

Please support our efforts to keep Louisa Rural and stop the development of high-density condos on Mitchell Creek, Lake Anna, Virginia. Mitchell creek feeds a small, rural cove, where the almost 600' long condo building would face into residential dwellings with no buffers.

The Louisa County BOS is set to vote on a proposal by LA Developers to re-zone a 15-acre lot on 208 at the bridge crossing on January 17, 2023.

The Developers will lead you to believe this is a "resort," but it is really an effort to build high-density, city-style condominium units - 96 units in the current proposal. The developers have stated these units will cost around $600/sqft, making it some of (if not the) most expensive housing in Louisa by square foot. If LA Resorts developers receive the re-zoning to PUD they will expand to add additional condo units. LA Resorts has proposed a hotel on site with approximately 130 rooms; however, it is more likely these will become additional condominium units. The plan also includes 83 covered boat slips and 46 uncovered slips for a total of 129 boat slips on Mitchell Point Cove. The Louisa County BOS will lead us to believe this is good for the county.

This proposal is not appropriate or commensurate with the surrounding rural community and is not good for the county.
  • Increase the risk of HAB (harmful algal bloom) in the lake due to increased runoff and increased discharge from the wastewater treatment facility
  • Increased traffic congestion and danger on the 208 corridor
  • If the county buys the existing wastewater treatment facility, ALL county residents will be on the hook via taxes to keep it up to code. Some estimates top the cost of purchasing and improving at $12M
  • Increased light pollution with hundreds of residential windows shining onto a narrow residential portion of Lake Anna
  • No Environmental Impact Study (required by zoning code) was completed
  • The developers have not disclosed past performance on projects of this size and magnitude
  • Developers have not shown letters of intent from interested hoteliers
  • And it's just plain ugly!

The monies we raise will help us get the word out to concerned citizens all over the community (website, signage, mailers, etc.) and hire Community & Environmental Defense Services to support our case against Louisa BOS and LA Developers.

There are a few open water expanses of the lake that could eventually support higher-density condo development. The narrow swath of land near the 208 bridge facing into a residential cove is not that spot.
