I'm a disabled U.S. Marine Veteran who has dedicated my life to serving my country.
Now, I want to continue that service by providing safe and comfortable transitional housing for homeless Veterans who are struggling to make ends meet. So, I created the 501c3 Veterans Estate, INC. to move forward.
With credit scores of 760-799 PLUS and being pre-qualified to purchase a home up to $400,000 under the VA "Zero Down" Veterans Loan program, the lender now states I am, "good to go" however, the VA requires I have $28, 000 (6 months PITI) sitting in my bank account, "in reserve" during the closing process. (For 2 months) Just sitting there, "just in case"? Getting the seller to pay $13,700.00 at closing knocks my "reserve" back to $17,000. So THAT is what I/we must raise to get this up and going and fill these rooms with homeless Veterans.
Then more hoops and barriers suddenly pop up to where it makes it almost impossible to get into this property without immediate outside assistance, donations and fundraising efforts. In reality, the more I dig, the more I find it is the VA itself that is making it impossible to get Veterans into homes at a truly "Zero Down" loan, so, here I am.
It appears the only logical way to get this first property up and running with 12-16 homeless Veterans would be to purchase it outright, in cash. The full $370,000, but the quickest way would be to raise $17,000 for "reserve" money. THAT I can give back after I close on the house. Then there will be continual fundraising for the operational costs and expenses and purchasing a second home, then a third and so on.

So, now I need YOUR help in the full $370,000 to buy the house outright. OR! I can possibly persuade the lender to go through with the original loan if I were to raise the $17K to "just to sit in my account during the closing"? What say you, being I am asking for the donations to get our Veterans off the streets and out of the warehouse-style homeless shelters... After all, it's truly YOUR efforts helping out here!
And this is only the FIRST of such homes. Just ask my real estate team, Tony and Jesse Lancaster of [email redacted] I have already located another such property in the Indianapolis area and am finding such properties across the U.S. This isn't going to stop with just one such home. This will last as long as we still have homeless Veterans on the streets of the very country they stood to defend and protect.
