Challenge Traffic Study for 9801 Georgia Building

Our neighborhood’s street safety and quality of life is at risk. A large apartment building with 390 rental units and 455 parking spaces is proposed for the property at 9801 Georgia Avenue, with the primary garage exiting from a new driveway onto Woodland Dr at Sherwood Road.
Although the community supports carefully planned development at this site, full-movement access from Woodland Dr would allow the new residents of 9801 and service/delivery trucks to enter and exit the development from all directions, resulting in
  • Safety hazards for children and commuters walking and biking to school
  • Serious delays for residents trying to exit our neighborhood
  • Both of these compounded by residents using alternate routes throughout the neighborhood to avoid delays on Woodland

The Developer of the property conducted a traffic study that claims that additional access to the building from Woodland Dr is necessary and unavoidable, but we believe incorrect assumptions have led to faulty conclusions about the impact of garage access on Woodland. The Montgomery County Planning Board will next review this project in December and we need to show them the negative impacts.

With the raised funds:
1. We will engage an experience traffic engineer to review the developer’s study carefully and prepare a report of the findings.
2. Continue our work (independently and under the guidance of our retained real estate attorney) to fight on behalf of our neighborhood and the larger community for the safest, most beautiful and locally beneficial property to be developed- including appropriate safety measures, transparency, and community investment and resources.

Since access to the garage from Woodland Drive will affect safety and traffic for the entire neighborhood, we need everyone to contribute. Support will not only help with expenses, but more importantly, will show that we are united in our opposition to the currently proposed vehicle access on Woodland Drive.
