Oakmont Boudreau Development - Concerned Residents

A group of concerned residents has organized to OPPOSE the rezoning and development of Riverbank Landing in Oakmont adjacent to the Sturgeon River.

Residents of St. Albert have been expressing their objection to this development since the summer of 2019, with solid reasoning and rationale. No matter where you live in St. Albert, you need to know about the issues because they could affect you, too. Citizens can voice their concerns about the project at the public hearing on June 22, before Council votes on the proposal.

We are raising funds now until July 31, 2020 to cover the costs of mounting a campaign to inform others of the issues and concerns with this development. The costs are for communication initiatives, such as advertising in the newspaper, and for fees regarding requests of information from the City of St. Albert. Any unused funds will be donated to the St. Albert Food Bank.

What is Riverbank Landing? 

Riverbank Landing is a development by Boudreau Communities Ltd that includes two massive 26-storey towers, an 11-storey tower plus other commercial buildings near the corner of Boudreau Road and Bellerose Drive, right beside the two Botanica condo towers and the Shops of Boudreau. The site is where the original Hole family farm and residences are located.  On May 19, 2020, the rezoning and development proposal came before St. Albert City Council for first reading.  A public hearing is scheduled for June 22, at which Council will vote on the proposal.
 
What are the Major Issues?

1. ZONING DECISIONS - The land in question was never intended nor approved for this type of use. The developer has applied to have land “redistricted” from low density residential so they can profit from building a massive development.
2. DENSITY - The City would like to increase density, but this must not be done with massive high-rise towers in developed neighbourhoods, i.e., 466 units, 800 people, and approx. 700 vehicles.
3. TRAFFIC - Traffic on Bellerose Drive and Boudreau Road is already a serious problem. Increased density at this location will choke the Bellerose Drive/Boudreau Road intersection, impact adjacent roadways, and will make it more dangerous for pedestrians. 
4. SHADOWING/PRIVACY - Multiple high-rises will create unacceptable shadowing in several neighbourhoods, and a permanent eyesore for those living near or using our river valley.
5. TRUST - The Mayor and City Council are entrusted to act in the best interests of citizens. They need to refuse unimaginable infill that is totally incompatible with the surrounding neighbourhoods. We are depending on them not to breach that trust and accountability.
 
Can a development like this happen where you live? 

Massive projects like Riverbank Landing should be well-planned and properly located in new areas where the City can ensure that proper infrastructure is built, like roads and utilities. If Council approves this project, every St. Albert resident should be very concerned about what could be built in their neighbourhood.  Imagine any vacant land or any existing church or school site being sold and the developer asking for zoning changes to accommodate a high-rise building overlooking your house.
