The Frances Geering Almshouses in Harwell, Oxfordshire, a listed building built in 1734 with funds bequested in Frances Geering's will, provide vital, affordable homes. For years, residents suffered from significant damp issues, exacerbated by previous inappropriate repairs, making living conditions challenging. This multi-phase restoration effort began in 2024 following a Quinquennial review by the trustees.
We're incredibly proud to announce that Phase 1 of our comprehensive renovation is now complete! Thanks to very generous donations and a vital £50,000 interest-free loan from The Almshouse Association, we successfully tackled the root causes of the damp. Key works included installing new independent foul and storm water drainage systems, replacing old windows with new double-glazed sash units, re-plastering internal and external walls with breathable lime-based materials, and undertaking crucial structural reinforcements, including steel rods and oak beam replacements, after unexpected discoveries of shifted brickwork. Our residents now enjoy warmer homes, lower heating bills, and no signs of damp.
The preservation journey continues. We are now eagerly looking to Phase 2, which is crucial for the long-term integrity and safety of these historic homes. This next phase will specifically focus on:
• Essential roof and gully structural repairs: These are vital to prevent future water ingress from above, safeguarding the entire building.
• Comprehensive brickwork re-pointing: This work is critical to maintain the structural integrity and aesthetic appeal of the 300-year-old facade, ensuring its longevity.
Phase 2 is pending fundraising success and will commence once adequate funds are secured. Your contribution is more vital than ever to help us secure the necessary funds for these critical works and ensure these beautiful almshouses continue to provide safe, warm homes for future generations.
