Disabled Combat (Gulf War) Veteran seeking help for repairs to his Foundation that cracked in two different spots on his Garage. His home was purchased back in March 2022 in the Town of Danvers, Massachusetts during the pandemic. When he was purchasing the home he was 1 of 6 people in a bidding war for this home. During the process with the home it was stated that if anyone mentioned the words "Home Inspection" there offer would not be considered. So they had foregone the Home Inspection.
In late Oct 2023, they happen to notice that the foundation wall was cracked and suddenly opened up and now is leaning towards the backyard and is about to fall down.
They did what any new homeowner would do. They immediately contacted there Homeowners Insurance Company and filed a claim. The claims adjuster and a Structural Engineer arrived and stated that this was caused by previous damages. A few weeks later they received a letter that stated the claim was denied by Union Mutual Insurance of Vermont. They also received a letter of "Denial of Renewal" that there Homeowners Insurance will end on March 1, 2024. Now the house address is on a "Do Not Insure" list, due to the fact that they have a foundation claim that has not been resolved. All of the 83 Licensed Insurance Companies in Massachusetts, Not ONE of them will insure the Ferguson's because of the cracks. All of the insurance companies share this information with each other, making it impossible to obtain homeowners insurance!
They contacted the MPIUA (Massachusetts Property Insurance Underwriting Association) or the FAIR ACT. This company is supposed to insure everyone, so they thought. They were DENIED insurance from them, also.
To make matters worse. Now the mortgage company is telling them that they have to obtain "Lenders Forced Insurance" that costs $5000 to $7000 a year or about $600 a month on top of there mortgage payment. Mind you, this insurance only covers the mortgage company and has nothing to do with the homeowners. If they don't pay for the forced insurance they will be in foreclosure and lose the home that took them 22 years to obtain.
In order to fix this problem it's going to cost them around $50,000 to $75,000 for repairs. If anyone can help them out, it would greatly be appreciated.
