Men of Adelphic,
We are writing you on behalf of the actives and advisors seeking financial support towards the repair and/or installation of a new boiler system for the house. Since the boiler failed in December of 2024 the actives lived in the house through the remainder of winter without a centralized heat system. They made do with electric heaters which caused a significant increase in the electrical bill for several months.
There has been some good progress over the last couple months which involved analyzing the current system, checking warranties, and seeking several cost indications and advice for the repair or replacement. The plan at this time would be to hopefully repair the boiler (possible replacement to be required), add an indirect hot water heater operated by the boiler, and update the radiators to a more durable radiator system with cast iron standing units. The head of maintenance for Olivet has generously offered to provide the labor for certain aspects of the repair, in addition to the contracted work needed. The target date for this would be the end of summer or early fall. In addition to the cost of the equipment needed for the repair or replacement, the goal would be to have a maintenance contract for reoccurring service to be performed on the boiler to help increase the longevity and protect the system. Estimated cost for the repair, maintenance contract, and incidental costs related to getting things back operational are roughly $20,000-$25,000.
In addition to the attention needed on the heating system, the expenses for operating the house have significantly increased over the last handful of years. Between insurance, taxes, utilities, and general maintenance the house doesn’t have much left over for much needed, but involved and costly improvements. Anything left over would be held as a reserve for future and potential unforeseen expenses that come with a 135-year-old home or utilized for other needed improvements depending on the success of the fundraising.
The funds raised from this effort would be deposited into the Adelphic Alumni Account which is held at the Independent Bank in Olivet. Which is controlled and managed by the house Advisors (Mike Fales & Ross Bohms). Depending on the success of the fundraising effort, we could potentially take on other projects in a coordinated effort between Alumni, Advisors and Actives. Down the road there will be more work to be done at the house to address some issues that have developed in the basement, however, that would be a larger effort secondary to getting the heat back to functioning. This would include addressing items like drain issues, water intrusion problems, plaster/drywall repair, and other house mechanical issues (Water softener, electrical, etc).
