Monroe Against Warehouse near Residential Communities

MONROE AGAINST WAREHOUSE NEAR RESIDENTIAL COMMUNITIES!

STOP Federal Business Centers Inc. from building warehouses in residential areas.
Construction of this large 176,085 square feet warehouse is being planned on the intersection of Butcher Road and North Disbrow Hill Road.
We are not against building warehouses in the town, but let’s keep warehouses in designated areas away from residential communities, local roads & children.
Federal Business Centers Inc. has requested several variances for approval & presented an outdated traffic study.

Join the movement against the monopoly of powerful business against the working class. Ask yourself these questions:
  • Do you want even more truck traffic passing right by our schools on Applegarth?
  • Do you want our young & adult drivers competing with even more trucks on local Monroe roads?
  • Do you want increased safety risks to pedestrians & cyclists on local roads?
  • Do you want your property values to be impacted negatively?
  • Do you want to be battling truck traffic while trying to drop kids off at school or driving to work?
  • Do you want the additional pollution in Monroe residential neighborhoods?
  • Do you want to hear additional noise 24x7 near your homes & schools?
  • Do you want truck traffic from exits 8 & 8A, going up and down Butcher and Applegarth Road?
  • Do you want this to set a precedent for the next warehouse to be built near your home?
  • Do you want to see large trucks on residential & local single-lane roads like Butcher Road?

If this concerns you, join us in saying NO to warehouses near residential communities.

We Can Stop This Together
We are organizing a strong community response to this project, and we need your support. Our goal is to raise funds to:
  • Hire Legal and Environmental Experts: To challenge the variances and the inadequate traffic studies presented by the developers.
  • Run a Public Awareness Campaign: To inform more residents about the risks of this project and encourage them to get involved.
  • Cover Event Costs: For community meetings, protests, and other events aimed at stopping this development.
  • Transparency in Fund Management To ensure full transparency, all funds raised will be managed by a trust overseen by an attorney team. This will guarantee that every dollar is used responsibly and effectively to protect our community.
We need your support on September 26, 2024, at 6:30 PM at Monroe Senior Center, Monroe Twp, NJ & at all future Monroe Twp Planning Board meetings regarding this warehouse.

Quality of life: The warehouse will diminish the residential character of Monroe. The continuous flow of added traffic would disrupt the peace and tranquility that the residents currently enjoy. Irrespective of which part of Monroe you live, this will set a precedent for the approval of similar warehouses near other communities. It will also lead to negative publicity & lower property values.

Traffic & Safety: The current roads, specifically, Butcher & North Disbrow Hill Road are single-lane roads & are currently inadequate in the handling of current traffic flow from several communities as well as traffic from gas stations & restaurants on either side of NJ 33. Moreover, the jug handle on Rt. 33 E & Butcher Road towards Applegarth is always backed up due to high traffic on Butcher Road resulting in dangerous traffic conditions. The increased traffic from the Warehouse will cause severe congestion on narrow roads and major routes like Exit 8A, Exit 8, Route 130, and Route 33. This will pose significant safety risks to pedestrians and cyclists, especially on Butcher Road, Route 33, and Applegarth Road. Local roads of Butcher Road, Applegarth, and N Disbrow Hill are not equipped to handle the additional traffic. Daily commuters, elementary, middle & high school buses, as well as young student drivers will be delayed & at risk during peak hours to cross the intersection. The vehicles from Route 33 to Disbrow Hill Road will be tempted to take the Morning Glory Dr - as a shortcut - making the community an unsafe place for kids.

Inadequate Consultation: The community near the warehouse
was neither informed nor consulted, raising serious concerns about transparency. The south of Route 33 side of Monroe, already neglected with no plans for a community center or park, feels further marginalized. This decision only adds insult to injury, intensifying the sense of exclusion. Our voices need to be heard.

Environmental Impact: The warehouse will result in increased air, noise & water pollution.
“This doesn’t impact me, I live north of NJ 33!”: The warehouse build will increase traffic on Applegarth, as some trucks will be inclined to utilize Exit 8A, as well as commute to other warehouses on Route 130. People commuting through Exit 8 or East Brunswick to Applegarth Road will find it nearly impossible to turn left on Applegarth from the jug handle.
“This doesn't directly impact me, I live south of Butcher Road!”: The connectivity to Applegarth Road, NJ Turnpike, Freehold, and East Windsor will always be congested. The trucks exiting from the new warehouse will also be tempted to take Disbrow Hill Road to the turnpike making it impossible for the already overcrowded infrastructure to take up an additional burden.
