Road to Rome is a new project devoted to building a series of non-profit donation-based hostels along the Via Francigena hiking route in Italy. This route is similar to the more well known Camino de Santiago (Way of St. James, Jakobsweg, etc.) in Spain. The Via Francigena in Italy is roughly 1000 km from the Swiss border to Rome. It takes a pilgrim along ancient Roman roads, rustic and remote foot paths, through historic villages and towns, and past amazing countryside in many of Italy's most spectacular regions, including Lazio, Tuscany, and Valle d'Aosta.
The path currently exists in its entirety, is well maintained, and well sign-posted. The only reason it's not as popular as the Camino in Spain seems to be the lack of consistently affordable lodging along the route, forcing would be pilgrims to book places in advance, and frequently pay high rates for hotels or B&Bs. Our goal is to change that, and give each leg of the average 45 day journey at least one staffed donation-based hostel. Donation based, or donativo, simply means that there is no flat rate charged for a bed. You're welcome to stay the night, and use the facilities to cook, wash and relax as you see fit, as long as you're a pilgrim on the path, free of charge. We will have a donation box on the check in desk, and you leave what you like, or nothing at all if you're on a tight budget. It is our goal to allow people of all backgrounds and financial standing to share in this amazing experience.
Our first fundraising goal will be to build a pilot hostel in Sutri, about 50 km outside of Rome. Currently, there's no donativo in Sutri, and prices on B&Bs there range from 25 euros and higher per person. This puts it out of the price range of many seeking to do this pilgrimage. Also, its proximity to Rome means any pilgrim who seeks to finish the northern path and be recognized as a pilgrim at St. Peter's in Rome has to pass through here.
We've scouted over a dozen possible properties in Sutri, and we have a few options as to how to proceed, based on our fundraising here. If we're able to reach our goal of 190,000 euros, or close to it, we will buy a wonderful unit just 20 meters from the trail and on the edge of the historic old town of Sutri (which likely dates back 2500 to 3000 years.) It's an old building, between 200 and 300 years old, and has spectacular original beams and stone walls. It's currently in a very primitive state, and will need a good bit of work inside in order to modernize without taking away from its historic exterior. It will also come with a small plot of land on which we hope to house a terrace with tables, a small garden for growing our own herbs and vegetables, and places for pilgrims to rest and relax in peace and quiet. This building should be able to house 36 to 44 beds once renovated, as well as a small room for the volunteers to live in. As a breakdown of costs, the building itself will cost 115,000 euros, which we believe we can negotiate down to 105,000, roughly 75,000 in renovations, and 10,000 for taxes and legal fees.
If we're not able to raise enough for this building, we've also found a wonderful smaller apartment which can be slightly remodeled to have 3 bedrooms and 2 bathrooms. It's a great apartment just meters from the central square of the historic town center. This would be able to house 10 beds, and would cost 55,000 euros to buy, and about 10,000 to 15,000 to finish and furnish. Add in the roughly 10,000 in legal fees and registration, and we should be able to buy this property with a total of 90,000 euros. Of course, if we're close to this amount, we will set up a bank loan for the rest.
Finally, if we don't approach these numbers, we will rent an apartment and use the funds to help buy us furniture and do any finishing work to get set up, along with fees for registering the business, etc. We estimate these start-up costs to be about 10,000.
Using our private funds, we have already bought a small apartment in Capranica, near Sutri. Capranica is an alternative stop to Sutri on the Via Francigena. This apartment will allow us to live and work in the region and we’ll have enough room to host 7-9 pilgrims in our first micro-hostel.
Any help you're able to give us will be immensely appreciated as we seek to transform this already amazing hiking route into an experience which can be enjoyed by people of all walks of life. If you've hiked a trail like this, or would like to one day, please consider donating. This first hostel is planned to be followed by up to 44 more, in a chain unbroken from the Swiss border to Rome. If everyone who hiked the Camino de Santiago last year gives even a single dollar, we will reach our goal with enough left over to start our second hostel, in La Storta. Also, to alleviate fears of creating some cookie cutter franchise and taking the soul of the path away, we plan to return these businesses to the community in a way that guarantees their non-profit and donativo model, once we have established ourselves in every major town in the final 100 km. In this way, as we build new lodging further up the trail, our older properties will go to the local community or a private owner which will provide opportunities for community service as well as helping to fund our next round of construction. In the end, we hope to have every property owned and operated by Italian communities or other pilgrims who will continue the tradition.

RtR è un nuovo progetto che si pone l’obiettivo di realizzare lungo la Via Francigena Italiana una serie di ostelli non-profit basati sulle donazioni. La Via Francigena italiana è lunga quasi 1000 km ed inizia dal confine con la Svizzera ed arriva fino a Roma. I pellegrini possono percorrere le antiche strade costruite dall’Impero Romano, immergersi in paesaggi e sentieri bucolici, attraversare i borghi e i centri storici delle più belle regioni d’Italia, per esempio il Lazio, la Toscana ma anche la Valle d’Aosta.
Sebbene il cammino è utilizzabile per la sua interezza, ciò che lo rende meno popolare rispetto al Cammino di Santiago è la mancanza di alloggi economici lungo il percorso, infatti i pellegrini sono obbligati a prenotare costosi hotel o B&B. Il nostro obiettivo consiste nel garantire almeno un ostello donativo per ognuna delle 45 soste consigliate dalle guide che curano la Via Francigena. Ostello Donativo, o semplicemente Donativo, è un modello di ostello in cui niente ha un prezzo. I camminatori sono i benvenuti, possono dormire, usare i servizi igienici e la cucina, possono fare tutto ciò gratis. All’entrata dell’ostello sarà posizionata una cassa per le donazioni e ognuno sarà libero di donare quanto vuole senza alcun obbligo. Il nostro scopo è infatti quello di permettere a TUTTE le persone di affrontare quest’avventura, indipendentemente dalle loro capacità economiche.
Abbiamo scrutato più di una dozzina di possibili proprietà a Sutri (VT), e ci sono al momento poche opzioni che possiamo permetterci. Se riuscissimo a raggiungere la cifra di 190.000€ potremmo comprare una magnifica casa che dista solo 20 metri dalla Via Francigena ed è situata a due passi del centro storico di Sutri. È una struttura molto antica che fu costruita circa 200-300 anni fa con grandi blocchi di pietra e tufo. Al momento la casa è abbandonata ma con un po’ di lavori di ristrutturazione e di restaurazione darà a 36-44 pellegrini la possibilità di sostare e riposare. Il costo dell’abitazione è fissato a 115.000 euro (noi crediamo che possiamo scendere a 105 mila), circa 75.000 euro serviranno alla ristrutturazione, e 10.000 serviranno per le tasse.
Se non riusciamo a raggiungere questa cifra, abbiamo trovato un bellissimo appartamento che non ha bisogno di alcun lavoro di ristrutturazione il quale è molto versatile poiché ha tre stanze da letto e due bagni. È situato nel centro storico a pochi metri dalla piazza principale. Quest’abitazione ci permetterà di ospitare 10 pellegrini, il suo prezzo è di 55.000 euro e altri 10.000-15.000 serviranno per le rifiniture e l’arredamento. Aggiungendo le tasse, notaio etc. dovremmo essere in grado di comprare ed attivare questa proprietà con 90.000 euro. Nel caso arrivassimo vicino a questa cifra, siamo pronti a chiedere un prestito alla banca per la parte mancante.
Se non raggiungessimo questi numeri, affitteremo un appartamento e useremo i fondi per comprare gli arredamenti e per pagare le tasse necessarie a registrare questa società no-profit. Il costo di avviamento sarà di circa 10.000 euro.
Usando le nostre risorse private abbiamo già comprato un piccolo appartamento a Capranica, vicino a Sutri. Capranica è una tappa alternativa a Sutri sulla Via Francigena. Questo appartamento ci permetterà di vivere e lavorare nella regione e avremo lo spazio per accomodare 7 o 9 pellegrini nel nostro primo micro-ostello.
Qualsiasi aiuto siate in grado di darci sarà immensamente apprezzato. Se anche tu hai avuto un’esperienza di viaggio come quella della Via Francigenza, o vorresti intraprenderla in futuro, per favore sostienici con una donazione. Questo ostello è solo il primo tassello, ne vogliamo altri 44 che come una corda legheranno Roma alla Svizzera. Se ognuno dei pellegrini che recentemente ha intrapreso il Cammino di Santiago donasse un singolo euro, noi saremmo in grado di raggiungere il nostro traguardo e addirittura di cominciare a progettare il secondo donativo presso La Storta. Per troncare ogni dubbio sul nascere non vogliamo creare una catena di franchising. Anzi, quando ci saremo stabilizzati vogliamo ridare alla comunità ed agli enti no-profit locali gli Ostelli Donativo, se e solo se manterranno le attività seguendo il modello donativo, così da tramandarle alle prossime generazioni.
