I hope all of you receiving this think as fondly of me as I do of you and that you are doing as well as or better than me.

I would not send you this if I did not think about you with love and affection, and I hope the feelings are mutual.

If you are somehow not in a position to help, for any reason, please: Do pass this on, with any encomia you may be able to muster, as my mother and I are not on social media, where many dear friends and family could be reached.

Current Oregon programs providing down payment assistance are depleted. My mother and I:

•have been working with a Loan Officer since August of 2020.

•have completed the eHomeAmerica Homebuyers Education Course

•have applied with ACCESS (which usually has funding for their first time homebuyers assistance programs)

...and all that remains for PreApproval for a loan is producing a minimum 3-3.5% (FHA/Conventional) down payment plus closing costs.

We have about $5K saved up between us and will be saving more; however:

(1) Homes in the Rogue Valley of Southern Oregon (where I must stay for work and paternal obligations) are selling quickly--even, maddeningly, to non residents buying them to make them rental properties!--plus 

(2) the Almeda Fire destroyed over 2,100 homes in the Rogue Valley last summer, so that

(3) even if downpayment assistance programs were not depleted, any home for sale quickly garners over 100 applicants, and recipients of assistance program funding, which takes longer to disburse, would be at or near the bottom of the list of buyers, ie, it's a seller's market.

Our only shot at buying a home, which a mortgage of up to $1,500/month my stable employment and my mother's Social Security and Disability payments currently would enable us comfortably to afford, is in having a competitive downpayment offer to put on the table.

About our sutuations:

I am currently living in an apartment in Ashland, and my mother in a trailer in Talent.

We have never owned a home, and I would like to have my mother and six-year-old daughter under the same roof, so I can take care of my mother and she can takes help with my healthy, happy, smart, funny, wonderful and delightful, growing six-year-old daughter Ivy.

I have worked four years at Pacific Domes and will soon be promoted to Frame Production Manager.

I would be happy to repay any of you for your donations after we get into a home: Just say, "Please repay me, Jerit," or some other choice phrase with equal impact. You may even specify any interest rate that would render painless having parted temporarily with the funds: I know it takes money to make money, and as my grandpa Gerald told me once: "Whether you're rich or poor, Grandson, it's good to have money."

In closing, if we have not been in touch, let's get back in touch now: As I said in the beginning, I would not be sending you this if I did not think of you often.
