STOP PROPOSED TAVERN IN WEST SWAN

We are seeking your support to cover the costs of employing a professional Town Planner to assist with advice and preparation of our OBJECTIONS to the proposed development of a Tavern surrounded by private residences on an already busy West Swan Road.

This Proposal affects us all and will set a precedence for the whole area in the future...our future! West Swan is a semi rural community so let's all join forces and keep it that way.


The City of Swan has received a Development Application No DA675/2017 for the proposed construction of a stand alone Tavern on Lots 11 & 22 (Nos 6791 & 6841) West Swan Road, WEST SWAN.

The subject land is zoned Rural under the Metropolitan Region Scheme and under the City of Swan local Planning Scheme No 17 this development falls within " The Swan Valley Rural " zone.

A small working group of immediate neighbours has been formed to voice their grave concerns on the adverse impact this would have on the local rural and residential amenity. This will have wider ramifications for the Swan Valley Community as a whole with the below mentioned issues being of greatest concern.

NOISE. Noise emanating from the Tavern ie vehicles and music to the "late hours" particularly on weekends.

TRAFFIC impact on an already busy West Swan Road

TRAFFIC HAZARDS potential for vehicle collisions entering and leaving the property onto a busy road.

SAFETY IMPACT on pedestrians and cyclists given that there are two crossovers proposed.

AMENITY OF THE AREA. The proposed development ie a stand alone Tavern is not in keeping with the rural character of the area.

SETBACKS. Insufficient setbacks between development and the immediate neighbour in addition to insufficient setback from West Swan Road.

PARKING. The shortfall of parking is claimed to be offset by the use of public transport when in fact there are NO buses on weekends and 3 or less services on week days. Also concerns overflow parking on West Swan Road when parking bays are full.

SECURITY AND ANTISOCIAL BEHAVIOUR. Concerns about the above in the whole neighbourhood and in particular the immediate neighbours.

In regard to all of the above the greatest concerns are security and antisocial behaviour, traffic hazards and light and noise pollution to the immediate and broader neighbourhood. 

Your support both in lodging objections with the City of Swan ASAP (quoting DA675/2017) and assisting in meeting the costs of a town planning consultant to maximise our chances of success would be greatly appreciated.

There will be full transparency with receipts of services provided and all persons assisting with funds can have FULL DISLOSURE of where the money will be spent.

ALL SURPLUS FUNDS WILL BE DONATED TO THE NATIVE ANIMAL RESCUE IN MALAGA.
