Oppose Rezoning Ord# 2019-317

Funding is being sought to assist the neighbors of the 32224 community who travel Glen Kernan Parkway, Hodges Blvd., and J. Turner Butler Blvd. The funding will be used to promote community awareness to oppose rezoning for revised Ord# 2019-317.

Issues in 2020
Ordinance 2019-317 has been revised and seeks to change the current zoning at the corner of Hodges and Butler Blvd at Glen Kernan Pkwy to a Mixed-Use Development. This recent proposal being requested would allow 48.53 acres to accommodate four parcels. This rezoning would overlook the surrounding backyards invading privacy and natural aesthetics of the surrounding homes. The proposed zoning would allow “Institutional” uses such as Dormitory and suite-style student housing (We don’t need another Kernan Oaks aka The District)!  It would also allow for vertical integration of Residential and Institutional uses beyond 60 feet if certain requirements are met.

“Retail/Commercial” uses would allow Hotels and Office Buildings up to 75 feet. This would also allow for Property Storage Facilities, on-site and off-site sale of alcoholic beverages, Bars, and Clubs. “Accessory Uses and Structures” would permit Laundromats.

Traffic will increase with commuters on Hodges Blvd, Glen Kernan Pkwy, and JTB. Traffic studies on Hodges Blvd have already proved to be over capacity. Additionally, traffic impacts essential and emergency services having only one short lane for shared entry and egress for the almost 1000 single family homes in the 4 neighboring subdivisions and not including  passage from and to the business parks and their patrons and adjacent traffic.

Escalating Infrastructure and environmental impacts associated with increased stress and higher densities related to the overbuilding potential with all of the new construction already in progress on the JTB corridor.

We must write our COJ council members and committees and attending the meetings. We have a limited timeframe ahead and we need your help now  to share your concerns with our city’s decision makers.
