New House renovations and updates

We are finally getting into a house, and our offer has been accepted! There are a few issues on the house but nothing major or dealbreaking was found in the inspection, but there are still expenses that will be coming in the first year as we fix what issues there are, and we would appreciate any help from our friends and +amily to help us be able to address them sooner rather than later. Most of our money for the next two years will be tied up in mortgage, utilities, and bills. We estimate the last of our credit debt to be paid off in about 18 months, with the entirety of our tax returns going towards them.

Until that happens, we will have little to address the home's issues, and while none of them are a hazard, we'd like to take care of them as soon as possible before they become larger problems down the road. Listed below are the main issues at hand.

#1: Outside AC condenser unit. This thing is outdated and rusty, but it still works. It's a little small for the home as well, the previous owner converted the house's garage into additional living space, and added an addition to the front of the house. So that means this unit is a little small and not efficient for the home anymore.  It's not a problem right now, the HVAC system is working, but within the next couple years we need to have it replaced, and the longer we wait, the more strain it is putting on the rest of the HVAC system.


#2: Non-code electrical wiring. The living addition where the garage used to be has wiring done very not-to-code and will need to be addressed within the first couple months of moving in for the appraiser to pass the house. As you will see in the pictures below, the wiring was done by the owner's deceased husband, and while it works, it isn't to code at all and needs to be redone. The breaker boxes also need to be gone through and the neutrals re-done. The rest of the electrical in the house is fine, it's just on this addition. We need to address the wiring and breakers as soon as possible.

#3: Crack in cieling. This crack, according to our inspector, seems to have been caused by someone being up in the attic and stepping in the wrong place, likely the same homeowner who did the non-code wiring as it is nearby. They were lucky they didn't fall through the cieling entirely. It's a minor thing but it does need to be addressed.


Beyond these issues, the bathroom floor needs to be redone, the tiles are coming up, and we need to move the condensation line coming off the HVAC, it is currently running through the back of our cabinets and forces the washing machine forward, so it will be replaced with a PEX line. We also need to purchase a washer and dryer, patch the carpet in a small spot where it looks like chemicals were spilled and ate away a 2 inch bare spot, get some leveling cement for the detached workshop floor, and some basic amenities to make it a home!

We're looking for around $5000 to address all the basic issues of the home, and anything extra will go towards quality-of-life amenities and updates to make the house more comfortable for myself, my wife, and our daughter. I don't expect to have this all covered but any bit helps, and we would be deeply grateful to anyone willing to help us get our first house back into shape!
