Meseret Yirga Dance Centre (MYC)

Hi,

Don’t panic! We only need a tenner!.... And we're already over half way there!

We are building a dance and community centre in Addis Ababa Ethiopia to be run by the fantastic Meseret Yirga and are selling bricks for ten pounds each.

Meseret is a truly amazing woman who we have known for 20 years. Now in her thirties she was originally a street kid in Addis who was taught dance by the UK based NGO - Adugna Dance Company. Once trained, Meseret decided to become a choreographer and pass on her skills, principally to the underprivileged, the disabled, the elderly, the homeless  - people on the fringes of society who have little or nothing to look forward to.

Her work is mind-blowing and has to be seen to be believed.

Because of rising costs she is unable to afford studio rental for her classes any more so we are building her a community and dance centre that she can also live in. The centre will contain additional elements that will generate income, so the project will become instantly sustainable from day one.

The cost of the land, design and construction is £61,710.  So far, the funds have been raised to complete the first phase of our project (#see website). We have already finished the designs and are about to dig and lay the foundations, meaning we now have to raise a further £51,710.  

STOP PRESS!!!  Fantastic News!  All of the funding for Phase 1 and Phase 2 building work has now been raised.

Plus, an anonymous donor has given £7,700 to fund the whole of Phase 3 construction! 

We are now well over half way to funding MYC. 

This is a grassroots project which is why we are only asking for a grassroots amount: ten quid. Less than two big Starbucks!

STOP PRESS!!!

Fantastic News!

All of the funding for Phase 1 and Phase 2 building work has now been raised.

Plus, an anonymous donor has given £7,700 to fund the whole of Phase 3 construction!

This week we started the demolition work of the old building purchased in Phase 1.

We are now over half-way to funding MYC.

To complete the final Phase 4 construction we need to raise £22,000.

Remember, our starting point was £61,710 so we are doing very well!

The MESERET YIRGA CENTRE just got real!

I have personally known Meseret for 20 years.

I am collecting the monies for this project via this Gofundme page and also our website meseretyirgacentre.com.

I will be withdrawing the funds in my name, Christine St. John, and then be wire transferring the money to Meseret Yirga and her construction engineer: Bruck Teshome. The money will be sent in stages, during each of the 4 phases of the construction process.

The money will be transferred as each phase of the building is completed and we are satisfied with the work.

All work will also be government approved.

Our goal was to raise a total of £67,320. The good news is the money for the first phase and much of the second phase has already been raised! The land has been bought. Extensive plans for the building have been drawn up (see below) and the digging of the foundations will begin in June.

As of March 21st 2019 we now need to raise another £46,700 to complete the project. Our aim is to do this by January 2020.

Project location: Kolfe Keranyo Sub-City, Woreda 10, Block No. 16, Addis Ababa

Construction engineer: Bruck Teshome

Date of Estimation; August 2018 – costs can obviously fluctuate dependent on the exchange rate and cost of basic materials.

Project Description:

Mixed-use building (residential and Dance training hall) with Total floor area 250m2

Basement Floor: storage rooms/bedroom, toilet and kitchen: floor area 94 m2

Ground floor: Dance Training Hall, shower and changing room: floor area 114 m2

First Floor: Dining, bedroom, Office, toilet and Kitchen: floor area 62 m2

Base of cost estimation: Cost estimate is made based on preliminary design

Design, construction and supervision cost estimate

Design cost estimate: Birr 36,000 – approx. £1000

Scope of Design work:

Sub city office Approved blue prints of Architectural, structural, electrical and sanitary designs and construction work permit
Soil investigation report to be consumed in designing structural design
Bill of quantity and specification
Working drawings (whenever necessary)
Foundation and Septic tank (Phase I of the construction work)

Construction cost Estimate: Birr 320,000 – approx. £8600

This cost estimate has taken into consideration the cost of demolishing existing structure and the gain from a reusable material from the buildings to be demolished.

This of work include major works such as excavation work for footing foundation, construction of reinforced concrete footing, foundation column, beam and basement slab, preliminary sanitary line installation, water proofing and drainage works, stonemasonry work under basement beam, cart away to the proper disposal site of excavated and demolished materials and construction of septic tank.

Super structure and roof work construction cost (Phase II of the construction work)

Construction cost Estimate: Birr 615,000 – approx. £16,600

Scope of work: The structural frame of the building includes reinforced concrete basement column, Ground floor suspended slab, stair case from basement to ground floor, ground floor column, stair case from ground to first floor suspended slab, first floor column, top tie beam (roof carrying beam), preliminary electrical conduit and sanitary line installation and other details to be specified on the BOQ.

The roof work includes: construction of wooden truss and purlin, construction of corrugated iron sheet roof cover, gutter and down pipes.

Wall, electric and sanitary works (Phase III of the construction work)

Construction cost Estimate: Birr 284,000 – approx. £7700

The scope of the work: construction of external and internal walls out of hollow concert block, three coat of cement mortar plastering to all wall surface, installation of electric wire, installation and connection of sanitary system to septic tank.

Finishing, metal, sanitary and electrical works (Phase IV)

Construction Cost Estimate Birr 795,000 – approx. £21,500

This phase of the construction work includes painting work, ceramic to wall at wet areas, ceramic tiles and wood floor finishing, glazing, sanitary fixtures (washing closet, hand wash, shower), electrical fittings, ceiling work.

In estimating the cost of this part of the work it is assumed that economic class wall and floor finishing material such as (economic class ceramic or terrazzo wall and floor material), good quality LTZ profile or aluminum imitation metal door and window frames , average quality internal wooden doors economic class sanitary fixtures, cheap wood ceiling, ordinary painting to internal and quartz painting to external wall etc is assumed to be used for the work.

Supervision and Consultancy work cost estimate Birr 25,000 – approx. £700

This part of the work includes consultancy wok in selection building contractor, preparing contract document, supervising the execution of the of work is as per the design and specification, approving contractor payment request, and contract administration for the major part of the work.

Total construction estimate = £56,100. We are adding on 20% contingency for rises in costs and unforeseen building expenses. This adds an extra £11,220 bringing our total to approx. £67,320.

All expenses: admin, travel, accommodation, web design is coming out of our own pockets.
