As many of you know, I am the Mom of 2 beautiful children, Nana of 7 precious grandchildren and a parishioner/volunteer at the Church of the Blessed Sacrament in Seattle for 40 years. I work as a part-time Receptionist at University VW Audi and live on Social Security.
On November 7, 2025, I discovered a large lump in the hallway floor of my 50 year old manufactured home. I suspected water underneath and called the fire department because I didn’t know how to turn off the water. I contacted Roto-Rooter for a plumber who was not covered by insurance and cost $1,700.
Three rooms and the hallway were severely damaged by water in the sub-flooring. The particle board floors were all wet and complicated the situation. And there was water in the walls and crawl space. All the fixtures (sink, toilet, shower, washer, dryer & hot water tank) were in danger of falling through the floor. There were several large holes in the floor. All my possessions were removed from the three rooms. The house has been uninhabitable for over five weeks and I have been staying at a hotel without most of my possessions. Although insurance is covering the hotel, I am quickly burning through that funding and reaching my living expense limit soon.
The mitigation/demolition team together with a Contrator covered the particle board and removed the carpet to make it safe to walk on the floor. The mitigation team brought in fans and turned up the heat to dry the damaged areas. (See pictures) Next hopeful steps - the Contractor (son of my neighbor) will begin to repair the walls, frames, crawl space, floors and fixtures. The floor will be replaced with a stronger waterproof base. I have been working with all the teams to restore my home to safety.
I have had to hire several plumbers for assessments which cost $350. I will need to repipe the entire house due to the aging unstable 50 year old pipes for up to $8,200. And will need to replace a failing water heater ($800) which was damaged by the burst pipe. I haven’t been able to assess what else may need to be replaced including all the house repairs, furnishings, and possible damaged belongings.
The insurance adjuster has been extremely difficult and will only cover half of Roto-Rooter's bill of $22,000. She has not approved the Contractor for many weeks and continues to delay her decision. He is willing to do the repairs after Christmas and his initial estimate is $34,000. There will be substantial uncovered out of pocket expenses and I am most worried about whether there will be coverage for the Contractor at all.
In the meantime, expenses are building up. These months in the hotel may be covered, but the higher costs of food, supplies and incidentals are not. The hotel costs have a maximum payout which will be expended before construction is finished. A major stressor has been the delays by both the insurance claims adjuster and the Contractor in just getting started on the repairs. Many costs will not be covered by insurance and time is of the essence.
Although this experience has been, and continues to be, very traumatic, I have received so much encouragement and many prayers from family and friends who have been checking in on me throughout this process. Some have offered a place to stay if needed and one family member and one friend offered a substantial chunk of money to help with uncovered costs. Thank you all for your empathy, involvement and practical help!
