Help Gina Save Her House!

Gosh, I don't even know where to start! First, thank you for visiting and giving this request consideration. I appreciate it from the bottom of my (broken) heart.
I will try to make this short and succint, as there are a lot of reasons I chose to do this...
As many of you may know, Tim and I have been trying to save our marriage for quite some time. Years and years and thousands of dollars on therapy have been spent to try to save our relationship. After all of that money and effort, I learned just yesterday Tim has been having an affair for the last two years and has been "involved" with multiple women beginning six months after we were married. I now understand why all that therapy was not working! He was not "in" the marriage; never was. Needless to say, I feel like a huge hole has been blown through my chest and I am heartbroken. Also needless to say, we are getting a divorce (we already were, but this just makes it even more painful).
As you also may know, even though we were already separated, we live on the same property in Sebastopol, which is very awkward and uncomfortable. Especially in light of the recent discovery of infidelity. To add to this misfortune, our mortgage payment has recently increased and we can barely make the payments. We have tried to modify our loan three times and have been denied every time. We are unable to refinance because we owe more on the loans than the property is currently worth (we took out an equity line to replace the septic system, which was planned when we purchased, but that equity line is making it impossible to do a refi). While property values continue to rise, it is slow.
To add to all of this, I recently moved my mother, Mae, in with me. She can no longer be alone at night, as her dementia worsens. Her congestive heart failure is worsening, as well, and my heart will not allow me to put her in a nursing home. I just can't do it. So, I am still in the process of moving her out of her apartment this month and getting her settled and safe in my home.
So, what's my request about? Well, I need to save my home. I want to save my home. I love my property, my home and all that is has to offer, funkiness and all! I also just made a huge decision to give up my moms apartment to have her come live with me. If I lose my home, she would have to go to a nursing home, as I'd have to struggle to find a place to live. That kind of stress would be awful for her. And me, as well.
I do not want to sell or lose the property, but I do not want to co-own it with Tim any longer. Not only am I devastated about what he brought to our marriage, but I cannot find a way to co-habitate on the same land without having a constant reminder of the pain he as caused me.
In order for him to go, I need to buy him out. It won't take much, as we do not have any equity built (that is another, long story), so the buy-out won't be huge. But I need help to come up with most of it so I can stay, rent one of the units, continue taking care of my mom, and make Tim go away.
For those of you who know me, you know I am not really good at asking for help. Well, I am asking now! I need help. I really do. Any help will be gratefully appreciated. I will do what it takes to save my home. I am hoping you will join me in my effort.
