MALLORCA, SPAIN – Nicole Eden, who dedicated six years of her life and life savings to rescuing over 150 animals through Eden Sanctuary, has been forced to abandon her dream and faces financial ruin. Despite her best efforts to comply with authorities, her property is being auctioned to pay unjust fines. Eden is being held responsible for a total liability of nearly €69,600 for illegal construction performed by the property’s previous owner, costs she simply cannot afford.
In 2024, after years of battling financial strain and deteriorating health, Eden made the heartbreaking decision to sell the sanctuary to cover existing debts, planning a gentle transition for her animals over a period of 12-18 months. The day after she publicly announced this, Spanish tax authority ATIB delivered an embargo notice demanding payment of €40,455 within 15 days, threatening a property auction if unpaid.

Despite being completely blindsided, Eden immediately took action. She was initially told by the town hall that obtaining architectural demolition plans might reduce the fines. She paid €6,660 for these plans, on top of legal fees, only to be told seven months later that the case was closed and no reduction would be granted. This was a devastating betrayal.

The situation was exacerbated by her lawyer's failure to conduct proper due diligence during the property purchase, never warning her about the illegal structures. Eden was even wrongly accused of having performed the illegal work herself- an impossibility, as she was caring for her mother who was dying of cancer at the time.

The system continued to fail at every turn. Despite years of owning the property, she received no direct warnings about the violations, which were only published in an official bulletin (BOIB) which she did not know existed. Authorities never attempted to contact her directly before escalating to the tax authority. Now, after doing everything they asked of her, she has been told the property is being sold at auction.

The situation forced Eden to rehome all 150+ animals within just six weeks under extreme stress, with one cat tragically dying during the relocation process. She lost not only her sanctuary and beloved animals but also her home and the life she had built over nearly 12 years on the island. She currently owes an additional €57,000 in property loans to a benefactor.

"I am heartbroken," Eden said. "I did everything they told me to do to stop the auction and ended up paying more, but they are selling it anyway. Now my dream sanctuary is gone, I have lost my babies and I am being forced to pay a massive debt for a property they have stolen from us."

Eden needs to pay at least €41,000 immediately to stop the property auction. Even if she succeeds, she will still be left with the €22,462 bill for demolition, which if she does not pay, could result in more fines. This is no longer a fight to save her sanctuary; it's a fight for justice to prevent her from being financially destroyed by a system that has failed her at every step.
