Hope all are well!
I, Roby T. ChapeL III & My Wife Stephanie ChapeL are reaching out to make Family, Friends, Associates, Acquaintances & those we've yet to meet, aware of our formidable but surmountable situation.

It was suggested we shed light on our unfortunate but unbelievably common legal issue within Los Angeles County, as we have found out over the last three years!

This all began when My paternal GrandMother died on December 29, 2019, at which time I became Heir-Apparent & my eleven year junior sister, as second heir to our Family estate because, on March 7, 2019 My Father unexpectedly preceded His Mother in death. As this was all new to me & My Wife, we approached the task of attending to the service & burial of My GrandMother & settling the estate. We confirmed with my sister that we were to follow suit to the instructions & wishes of our Family, Grandparents & Father to attend to the affairs of the estate & keep the Family Home!

We were given a professional probate attorney referral, who filed a petition with L.A. Superior Courts, to open the probate & make me administrator. Everything was in order from January to April of 2020.
Then, in May, immediately following the opening of the probate case, my sister, unbeknownst to us, had taken money from "heir loans", against her 50% interest of the estate, from May to July 2020. This Greatly disrupted the course of the probate process.

By the end of 2020, I was granted only 50% authority as administrator & at the time, we were unaware I would need 100% authority to properly & fully administer the estate.

Fast Forward to May 2021, at which time, it was brought to our attention that there was a potential threat, by way of a disgruntled attorney, representative for the first quasi loan company, that allotted my sister money against her interest.

We had to fire our first attorney, do to inaction on his part & consequently hired a second attorney, who in fact pointed out the inaction of the first attorney, especially the lack of petitioning for the 100% authority.

We felt it necessary to lay a foundation, to bring you all into our situation. So as not to inundate anyone, what follows, is where we are real time & the waning issues that we are fighting & focused upon, in a serious effort to reclaim our Family Home, which is in fact our residence! We have to appeal the probate case & we have in the process been evicted by the second purchaser of our property after nine months of battle, we were told to leave our home!

HERE ARE THE POINTS OF INTEREST TO BE ADDRESSED IN THE APPEALS PROCESS:


•To Appeal believed commission of fraud in the first transaction/sale of the real property, e.g. non performance of accounting, after said first transaction/sale of at 4329 W. 59th Street L.A., CA. 90043 in September 2022.

•To Appeal believed commission of negligence & fraud in the administration of the estate after attorney James Lambert Leestma was made administrator, against the family's will, in July 2022, e.g. inaccurate and fraudulent accounting of the estate.

•To Appeal the administrator's appointment, citing it a conflict of interest, as attorney James Lambert Leestma also represented an interested party, a loan company in fact.

•To Appeal believed culpability on the bench for allowing attorney James Lambert Leestma, to be administrator & for wholly ignoring our filed objection to the sale of the property on August 2022. Moreover addressing refusal to hear the objection during October 2022 proceedings.

• To Appeal the second sale of the property to Mr. Sean Rogers, in February 2023, which was not a bona fide purchase. To additionally recover & further remedy the offences against us and the estate.

This is not limited to the very real possibility of criminal implications attached to the willful & intentional commission of any of the above points of interest!

• We seek to have our Family Home returned to us, recover unaccounted proceeds, from at the first & second sale of the Family Home. Further we seek & wish to secure any damages, compensatory, punitive & not limited to direct effects of PTSD-LAS on our Family etc.
