Struggling to Fix Inherited Home

My father moved into this trailer last June. There were many important things left unnoticed by him prior to buying. The house needed major updates to heating, cooling and plumbing, there were holes through the deck, bad electrical sockets, a filled panel with bad wiring and poor water quality. The furnace does not work properly and continually breaks, the oil tank cannot legally be filled by a provider because of sludge build-up, AC cannot be run at all due to electrical problems and the water is contaminated by toxic heavy metals, PFAS and other contaminants; these are not liveable conditions for my father and now that I have paid the bills here since his passing and considered moving in, I don't believe they are safe for myself or my animals either.

He unfortunately passed away this past January, leaving behind no will and a trailer filled with his things. Most things were still packed from the move and were stacked around the house, way too much stuff for a trailer. It was filled.

Once he passed, I assumed responsibility of keeping up with HOA fees, taxes and utilities to keep things like the pipes freezing in the winter and protect the house from a lein. I have done this to decrease the furthering of the complications at the house and as not to go against his estate and lower its value with claims against it.

Eventually, once the probate is settled, I will be able to list the house on the market and divide the value between myself and my siblings once it is sold. For the time being, I have been cleaning out, repairing the inside and realizing more and more how much work needs to be done in order to have clean water, heat, cooling and electrical that is reliable and consistent. In the current condition, it is difficult to consider the house liveable due to the amount of discomfort without proper heating and cooling and the danger presented by dirty water.

Currently, I am living paycheck to paycheck, throwing money into an empty house as I live elsewhere and pay my own bills as well. The HOA fees have also risen recently and so the bare minimum expense of maintaining the house has risen and the investment needed to make the house livable is large. I have gotten assessments and quotes for all of this work and it is going to cost somewhere between $20-30k to have the house which includes clean water, heat, proper electrical which supports either window AC, central air or sub panel since cooling is just as important as the rest. My aim is not luxury, I want decentcy.

In the state that the house is currently in, I have witnessed the house fluctuate from 0°F to +100°F because of the lack of heating and cooling capabilities and it being subject to New England weather. The water is dangerous and needs filtration so I do not consider it livable and a legal battle with the sellers is a lengthy and expensive process, but I have suspicions that it was knowingly sold for too much money as part of one of those "buy ugly homes" programs.

I have worked full time for years, paid all of my own bills and supported myself, as well as taking care of my father when he was sick, provided financial support and was continuously proactive and engaged in life and I have met my match with being broke despite my efforts. The limited income and lack of ability to make more money despite working hard and trying to research my options has left me with tough burdens financially and mentally. The financial end is very difficult to overcome.

My choices are to stay where I am living and paying rent already and continue to pay for the HOA fees for the empty house, plus the taxes and utilities. My other choice is to move in, take out massive loansand carry the debt associated with a house that I will not own after the probate is settled and continue to pay that debt even after I am moved out. This leaves me with some tough financially binding ecisions.

My overall goal is to get help with these large expenses associated with fixing my father's final living space, which was sold to him for too much for needing so many repairs to be livable so that my family can at least split a fair amount at the end once the property was sold. need financial help and I am turning to the help of the public to find support for myself and for my family.
