THE PLACE:
Tucked away on an overgrown mountain bluff at the head of Sharon Springs NY, a set of 5 Victorian townhomes called “The Pavilion Cottages” sits boarded up and quietly rotting. As a historic relic from Sharon Spring’s vibrant past, this structure stands as the last remaining pieces of the self-contained Pavilion Resort that once served as a primary downtown destination from the mid-19th to the mid-20th centuries. The surviving Pavilion Cottages hold immense cultural and historical value for Sharon Springs, and are in need of emergency stabilization to prevent collapse.
THE VISION:
The blighted and overgrown Pavilion Cottages property will be stabilized, restored, & reclaimed as an iconic private historic resort and glampground for the LGBT+ community AND its non-queer allies. The property will offer a variety of short term & long term housing & lodging options for the LGBT+ community and its allies in a completely unique, historical, & authentic Victorian resort environment.
EXISTING CONDITIONS:
The Pavilion Cottages are currently in a state of significant disrepair, having been vacant and boarded up since 2004. The two-story building spans approximately 9,392 sf over a tall walkout basement. Its strategic location- directly connected to Main Street via Adler Avenue- reinforces its potential as an active contributor to downtown Sharon Springs’ revival. One critical issue at this historic property is the deteriorating roof, which is in URGENT need of replacement. Persistent leaks over time have caused significant damage, posing a threat to the overall structural integrity of the building. Despite the current dilapidation the structure remains sound, but without immediate intervention, the ongoing water intrusion will soon jeopardize its stability, leading to the irreparable loss of this treasured community landmark.
THE PLAN:
The trees around the building will be cleaned up at the end of June, around the time of our inaugural Sharon Springs Pride Party. We are aiming to replace the roof in July. We're giving this place everything we have (and then some) but we can't do it alone. We need YOUR HELP and support to stabilize this structure and replace the roof... before it's too late.
