Can you help out a Veteran, who almost sacrificed everything for you?
We're trying to raise money for our friend Jorge, who has been hypothetically "dragged through the mud" over these last couple months while trying to achieve the American Dream. Jorge is a United States Army combat veteran, who received not just one, but two purple hearts during his duty in Afghanistan.
In other words, this man has bled for the American Dream. However, now that he's trying to achieve the dream of homeownership himself, he's been hitting a wall.
After working hard for several years to save up money, and get into a position to buy a home, Jorge and his Fiance have finally got in a position to buy their first home.
Despite the hard work, here is what Jorge is facing (at no fault to himself).
1. The first home he was under contract to buy didn't work out.
After spending nearly a thousand dollars on inspections and appraisal, it was found out that a lien on the title had gone undisclosed, and would prevent the sale from going through. Additionally, this lien was tens of thousands of dollars and was simply too much to overcome financially, and with his timeline.
2. His apartment burned down!
As that first sale was falling apart, the apartment that Jorge was living in actually burned down! Now, Jorge not only lost his dream home, but he also lost his current home along with all his belongings.
3. The second house also didn't work out. You won't believe how he was treated!
As you'd expect from a headstrong veteran, Jorge kept pushing forward and successfully got into contract on another home.
This one was even more challenging with bad appraisals, repairs being needed, and a host of other issues. However, despite the challenges, Jorge with the help of the lender, my real estate team, and even the other agent all pitching in, we were able to make the numbers work to get it done.
The problem is that the seller simply refused to sell the home last minute, and wiggled out of the contract with a couple of legal loopholes.
4. All that brings us to where we're at now... This is our last shot to get Jorge into a home.
During this time, Jorge has spent thousands of dollars on inspections, appraisals, and hotel rooms just trying to hang on long enough to finally buy a home.
He's skipped around staying with friends, family, hotels, and even stayed in his car when necessary trying to keep this dream alive!
If we can't make this final home work, then Jorge will have to put down the last of his money - which he spent years saving to buy a home - on first and last months rent at another apartment.
Even more, he's going to be stuck in another 12-month agreement. And that's the best-case scenario since it could take far longer to save that money up again.
If that wasn't enough, the injuries he sustained in Afghanistan have compounded to the point where he might not be able to work much longer.
To make it simple, if this last house doesn't work out, then he might not be able to make it happen at all. Period.
So here is what we need.
We're raising this money to close the gap.
I want to be clear with this. Jorge has taken all this in stride. He hasn't complained, asked for help, or become bitter about any of it. He even refused to pursue any legal action to try and recoup what he's lost. He's simply a good guy who is willing and prepared to take the shots as they come.
Jorge is so close to making this happen, so I'm jumping in to ask for the help which he would never ask for, but I'm sure you can agree... He's Earned.
This final house has had much of the same story. Bad appraisals, things popping up on inspections, etc. etc. Except we have one thing different this time.
A rock-star seller. Despite the low appraisal, this seller has agreed to lower the price as much as they could do financially. They're all in.
We also have a rock star lender who is helping Jorge cover all the fees and closing costs he can. Finally, my real estate team has agreed to pitch in whatever we can to make it work.
Making this happen for Jorge has gone far beyond being our job. It's personal.
Everyone involved is all in to make it work, but with your help, we still have to push this over the edge.
This fund will help cover all these things:
1. It would help to cover closing costs which are leading to #2
2. It would help to buy down his interest rate to give him a more comfortable monthly payment (we had to bump it up to cover some closing costs)
3. It would help cover the loss from the inspection and appraisal costs of the first two properties
4. It would help him rebuild his belongings from his apartment burning down
This fund won't cover or recoup everything he's lost, but it will help set him on the right path.
It will help relieve some of that month to month stress by lowering his payment.
And, it will help him rebuild some of what he's lost.
Here's the kicker. We need to get this done QUICK. We have a little over a week before he has to sign! Sorry to drop this on you so late in the game, but this is just where we're at.
