Well I have been working on purchasing a home in NYC. I found a place that needs some work that I can afford. I was turned down by two banks because my students loans pushed me over the 41% debit to credit ratio. So the broker I was working with sent me a pre approval letter that he was able to get from one of their lenders which I’m sure has a higher interest rate.

So with the pre approval I have to put down a significant amount which I plan to utilize from my 403b and savings. My problem comes with the closing cost which my realtor told me I had to come up with just incase it cannot be rolled into the back end of my loan. I was told to come up with at least 10k to be on the safe side. If everything goes well my Realtor said we would be closing in about 60 days.

I know that’s a lot and I hate to ask anyone in the midst of a pandemic to assist me. I will also be transparent and say that whatever I receive I’m not touching until closing and if it doesn’t happen I’m sending everyone their funds back.

I just thought it wasn’t going to happen with all of my setbacks but I’m also Grateful to have found something in this city that I could actually obtain and call my own. To those who can’t assist monetarily, please send positive vibes for my little ones and I on this journey....
