The Dunlap family new home

We are trying to get into a new home. The one we are in is unhealthy, and falling apart...literally. We have been pre approved on a loan, just need some help to the next step which is making an offer and signing a contract, which we can't do until we have funds to show that we can cover the inspection, appraisal, and down payment.
