Lt Miller & NGBE Stairwell Safety & Aesthetics

(TLDR: We’re almost there! We just need to raise $3,300 to fund the project. This works out to be $50 for each Lt Miller and NGBE apartment.)

Thank you all for your generous donations to the stairwell upgrade! Thank you also to Lt Miller and NGBE residents who filled in our survey to choose the different options on the mesh and poles colour.  Option 1 and 2 were tied, however our contractor is going to give us option 2 for the price of option 1, so we will go with this option. 

We now have a new contractor (whose quote is the same as the previous contractor), plus we now know that we need to obtain a building permit and have a builder apply for it on our behalf. These are additional costs of just over $1,000 each plus builders insurance of $500.
Gofundme also takes a 2.2% transaction fee.

We previously raised $23,540, so we have an additional $3,800 to raise to fund the project. This works out to be $58 for each Lt Miller and NGBE apartment.

We would sincerely appreciate it if each apartment could contribute to this project that will significantly improve our buildings (especially when it's such a small amount to get us over the line), however, we know from our original crowdfunding that not all apartments contributed, so we may have to rely on others to donate more than this amount.

We can't wait to get this project underway and finished... it's been a long and arduous process, but we're so close now! We're just waiting on the builder to provide documents to the building surveyor, so the building permit can be granted and works can then begin.

The split cost between the apartments of Lt Miller & NGBE is $350 per apartment (or $395 with powder coating, which will improve aesthetics).

INTENTION

To improve the safety, functionality and aesthetic of the Lt Miller/NGBE stairwell

WHY
* Many residents feel it's unsafe for children because there are large gaps (41cm) between the rails with a 7 storey (23 metres) central void
* The doors to the stairwell are unlocked (except ground floor) and are easy to open by children older than 18 months, but who are not old enough to understand the dangers of the stairwell
*It was built as a fire escape only and is not like the other Nightingale & Breathe buildings and not a functional, everyday-use stairwell that we were expecting

OUR PROPOSAL

After multiple quotes, phone calls, failed lower-cost options, and presentations to the OC1, we have come up with a plan and quote that we’re most happy with.

- Install wire mesh in the internal stairwell void from the basement to the top of the stairwell (this is a more cost-effective and safer option than putting mesh on the handrails only)
- This option will last as long or potentially longer than the handrails and will have minimal maintenance costs involved and will be covered by insurance 
- However the quote is costly; at $23,500 (plus 10% if we’d like the mesh and poles to be powder coated) + $2,365 =$26,015
- Already approved by OC1 + designed by Marc Martin - Painted floor numbers

Our hope is that residents of Lt Miller and NGBE will contribute $350-$395, which is their apartments portion, however the reason we are crowdfunding (rather than raising a special levy) is so that we don't put financial pressure on those who can’t afford it currently, or don’t see it as important.

We believe this project will increase the value of each apartment by more than this cost.

If not all apartments contribute, we will need to cast the net wider than our 2 x buildings, so please forward this link to anyone you know who you think will contribute:

The great thing about crowdfunding is that every little bit helps, so no donation is too small... and not too large either ;-)

WHAT IF WE DON'T MEET OUR TARGET? 

We will look to other creative means to raise the funds. It may be that remaining cost is eventually covered through a special OC levy. That being said, we are optimistic due the support we've received so far, that we will be able to raise the bulk of the money - making the amount of such a levy, minimal. 

WHAT IF WE RAISE MORE THAN OUR TARGET?

There are many more options of things we could do to make the stairwell better!

Some ideas include:
- Buy paint to spruce it up
- Change the locks to better quality ones
  ... and so much more possibility!

* Rosie and Kathryn are running this fundraiser to raise funds for their place of residence
* We will withdraw the funds and hold them until the time in which we need to pay for the works
* The funds will be spent on the works of installing the safety mesh to the stairwell and all costs associated such as building permit etc.
