PLEASE KINDLY HELP JOY’S URGENT APPEAL. An extremely elderly disabled lady who is registered blind with severe sight impairment has been a victim of prolific rogue builders. Joy, 90 years old, gentle and kind from Hastings, East Sussex, England was manipulated and targeted by local "builder" Scott Saxby while frail during cancer surgery and chemotherapy. The builder destroyed her home and incorrectly installed a highly unsuitable faulty fibreglass flat roof onto her small house causing constant dangerous deep ponding and hazardous extreme weight over the entire roof all year round. Severe damage was caused with extensive deeply exposed cavities - forcing rain to stream relentlessly into her home through the roof and internal bedroom ceilings and windows throughout the entire year via the deep vast reservoir of water constantly impacting upon her roof. Both sides of her roof were also left incomplete and unsealed with the exclusion of facias and vital leadwork - resulting in all weather conditions causing continuous rot and decay. Electrics were also incorrectly installed which are still posing frighteningly unsafe, perilous fire hazards. All faulty building work has been inspected by numerous building surveyors and deemed structurally unstable, dangerous and uninhabitable from the date of Saxby’s construction. He refused to inspect, correct or reimburse Joy while working daily on an empty house renovation project next door to Joy's home for a full Nine Months ! ! !
Joy has suffered a harrowing FIVE YEARS in total, to date, urgently and desperately trying to reclaim building costs with additional extensive building expenses which are vitally needed in order to correct the vast damage caused ( via Court Action / Trading Standards / home insurance / building grants / local authorities / local MP / Police / plus contacting numerous national newspapers and most recently via local online community groups ) Joy has been abandoned and made to feel worthless and invisible. She lives in constant daily fear of roof and ceiling collapse with unstable bedrooms stripped bare and uninhabitable. Furniture and personal belongings are damaged beyond repair. Five years of severe wet housing conditions with perilous decaying floorboards and walls causes endless immense distress, worry and daily trauma which has resulted in additional chronic health problems while Joy is slowly trying to recover from multiple major surgeries and longterm severe illness.

Joy has been without any heating since 03.11.25. Boiler inspection / service informed Joy that the boiler programming panel is broken and needs to be urgently replaced at huge cost. Joy also endured lack of heating to her home in January which resulted in chronic illness and pneumonia. Joy’s ongoing daily problems continue . . .
This Urgent Appeal is Joy’s only hope - seeking advice, guidance and support in order to secure her roof, ceilings, floors and home from a fifth horrific year of continuing exposure to extreme weather conditions, heavy leaks, a structurally unstable home environment with winter fast approaching. Building contractors from across East Sussex have provided quotes for all vital building work essential to repair and rebuild plus additional building work crucial to make Joy's home safe which she is forced to continue to live in.
PBS Building & Property Services : Philip Kyriacou ( a separate rogue builder ) took Joy's life savings twelve months prior to Saxby targeting her. Philip Kyriacou informed Joy that she was in urgent need of full roof replacement including all leadwork. He failed to provide correct workmanship leaving Joy with incorrect building work across her entire roof which included failing to install any replacement leadwork. Workmen fell through the roof with only temporary boarding provided to fix their immense damage. Philip Kyriacou was reported to Police, Trading Standards and Check a Trade but he avoided court or prosecution and failed to complete any of his building work or to reimburse Joy. Twelve months later Saxby targeted Joy with persistent cold calling. He manipulated her and demanded immediate cash for building materials, resorting to Joy’s cheque book he swiftly wrote a cheque for himself. He was fully aware of Joy’s sight loss and severe illness. Saxby knew that Joy was in hospital for major cancer surgery the day that he destroyed her home. Police, Trading Standards and East Sussex Courts were provided with victim statements but failed to act or to protect Joy.
Please kindly help Joy to circulate her urgent appeal across social media in the hope of professional advice, help and support from East Sussex building companies or organisations plus vital funding needed to provide repair and rebuild. It is extremely difficult for us to raise awareness.

We do apologise to anyone who very kindly attempted to make contact in order to provide help to Joy via an unauthorised third party without Joy’s consent. Any contact details submitted or help offered was cruelly withheld by a Hastings online community group admin team who bluntly refused to meet with Joy for verification of her Gofundme Appeal at Hastings Police Station in order to securely provide her crime numbers and victim statements. Joy was brutally removed with immediate effect from the teams two online community groups with lack of respect, kindness, empathy, or explanation, failing to provide care or concern for our most elderly local community during the dead of winter prior to Christmas last year - destroying the only ability at the time for urgent circulation of Joy’s vital appeal specifically where she was born and raised causing daily distress and immense worry with the added fear of roof collapse during an extremely severe winter. Continuous ongoing damage has been caused to Joy’s urgent appeal via local circulation of malicious false information. We are extremely upset that possible kind help and advice offered to provide support and to help resolve Joy’s daily traumas have been repeatedly controlled and withheld.
