Dear Friends and Maybe even Strangers,
In spite of how much and how hard my wife and I work, and as much as I wish it wasn't true, my family lives check to check, on a very tight budget, and we have no savings.
Any surprises, emergencies, or variables cause huge problems for us. Here is what we are facing at the moment...
I own a manufactured home in San Jose that I rent to a single mom and three kids. Her rent pays the space rent and covers the mortgage. She also pays utilities. I don't make any money from it...it's a wash.
On Jan 17th, the tenant came home and the hallway carpet was soaked with water. She could not find a leak but cleaned and dried up the water. A couple of weeks later, mold began to grow in many places all around the house. I immediately brought in a mold inspector and a contractor to find the problem.
As it turns out, water was gathering underneath the house. I immediately brought in a water removal team. Due to the mold, the family vacated until the problem could be resolved. She decided not to return, however, and emptied the house.
We now have no income for rent and/or the immeidate repairs that are needed. This could ruin us. Seriously ruin us.
It is possible that Insurance will cover some of the damage but not all of it, and this will take some time.
We need help right away. We are currently trying to pay:
March's space rent and mortage: $2200
April's space rent and mortgage: $2200
Mold Inspector: $1450
Insurance deductable: $1000
Unpaid Utilities: $210
Water Extraction and Mold Cleaning Team: $3000 - $5000
New Carpets: $1500
Bathroom Vanity: $400
Flooring: $1200
Water Heater - Wood rot: ???
New Insulation under the flooring: ???
Membrane/Insulation cover: ???
New Paint in all rooms following mold cleaning: ???
Flooring in spots: ???
These are just some of the things. I'm overwhelmed.
I am not asking for everything, but we need help. We really need help. I'm scared what this could mean to our family if we don't find a way to make this work.
$7000 would at least cover the space rent and mortgage for March and April, and pay the immediate vendors that have done work. This will buy us time to find another tenant and/or try to sell it.
I am asking for this help for my family and their well-being. They are my everything. This is terribly hard for me, but I have no shame in doing what I need to do for them.
This is an emergency.
We will be overdrawn in our checking account once our rent gets paid, the mortgage for the San Jose home, and the space Rent. We will have no money till the 15th.
Unfortunatley, I don't know what else to do. Can you help us? Please.
