Help the Pearseys Secure Their Dream Home

David Pearsey is one of my closest friends… he’s always building things, encouraging others, and seeking to be a positive example for those around him. In 2019, he met Mya, and the instant they laid eyes on each other they knew they were going to spend the rest of their lives together – as the saying goes, the rest is history.
In 2020, David and Mya set out to achieve a lifelong dream that they both had even before they met each other - a dream to convert a bus into a tiny home and live in it. This dream was realized when David and Mya were gifted a bus from Emmanual Faith Community Church, the exact bus that David had ridden so many times during church outings as a child. David and Mya spent the next two years tirelessly laboring on the bus conversion, designing it to be the perfect tiny home just for them.
In 2022, they welcomed their son into the world. Enter, Jasper Atticus Pearsey. He is such a joy and pleasure, and the way he enjoys life is a refreshing reminder of how beautiful our journeys here on earth truly are. Shortly after Jasper was born, they finished the bus and moved in. Since then, they have been living minimally and enjoying most of their time outside, showing Jasper how much joy the outdoor world can provide . However, Jasper is growing (as kids tend to do) and while they have thoroughly enjoyed the past two years in the bus, it is time for them to land somewhere with more space.
This brings us to their current situation - they began their search for land where they can dig their roots. They decided they were going to purchase land using a USDA loan, which has some unique features such as lower rates and zero money down. It also is a comprehensive loan that encompasses the purchase of land, a brand-new manufactured home, as well as the contractor fees to land the home and make the necessary connections to utilities,etc. It was ideal! David and Mya were ecstatic to be pre-approved for a set amount, and shortly thereafter made an offer on a 10-acre lot in Anza, CA. Upon entering escrow, they immediately began contracting various investigations on the land such as perc tests, county surveys, and well testing/certifications, everything was going perfectly to plan. However, during the process of drawing up loan documents, they were told that their pre-approval number was lower than initially calculated and in order to make the new numbers work, they needed to switch from a USDA loan to an FHA loan. In doing so, they were approved for the number that they needed, but are now required to come up with a down payment and other miscellaneous fees. Unfortunately this came as a huge surprise to David & Mya, a down payment and upfront fees were not part of their plan and they don’t have the ability to pull the necessary funds together without our help.
We have an incredible opportunity to support our friends in achieving their dream of owning a home on a beautiful piece of land! They've found the perfect place, but need a bit of financial assistance to make it a reality. Your contribution, no matter how small, can make a huge difference in turning their dream into a home.
