My name is Matt Peedin. I live in Apex, NC and work for Keller Williams Cary. For 17 years, I've helped people buy and sell real estate in the Triangle area. I've worked with many buyers that purchased new construction, but none have had a terrible experience like this one.
On June 1st, 2021, my clients, Joseph and Priscilla Knowles, excitedly went under contract to purchase their first home through a local builder in Sanford, NC. J&R Homes. The home was to be constructed, so they went through a lender to get a construction to permanent loan. As the house is being built, the builder receives a draw and pays the contractors for the work done.
Progress was slow. But eventually, the foundation and framing were completed. Then work stopped. For months. Concerned, we had an in-person meeting with the co-owners of the company, Daniel and Jose. There, they assured us that their money problems stemmed from another bank, not with the Knowles' bank. And that they were working to resolve them. I specifically asked if J&R was financially solvent. They replied that it was.
Not long after, the Knowles received a lien in the mail for the work done on the property. Substantially more than what is being requested on this gofundme. This lien is not against the builder but against the Knowles' property purchased in the buying process upfront. J&R never paid the contractors for work done on the property.

So, here we are. The Knowles' home sits there in Sanford in the state you see it. It will likely be a long time before this issue can be resolved through the court system. It has to go through the bankruptcy process. And the Knowles may not get anything.
In the meantime, they can't continue the building process until this lien is resolved. Imagine having your framed, vulnerable home sitting there in the North Carolina summer sun and pouring rain with no timeline for it being finished.
This is a hard situation. They have to now pay different attorneys and wait. The reality is that they main not get anything. And the cost to complete the home with a different builder is also substantially higher.
So, I decided to start this gofundme. I'm asking for your help.
The Knowles are some of the finest people you will meet. Their attitude, given the situation, has been remarkable. My hope is that we can show them some love in this very hard moment.
