My name is Stephanie, and I am a landlord here in Denver, CO. I have a pretty unbelievable story that I hope you will read. There is a criminal out there on the streets repeating her atrocious behavior.

I rented my beautiful Sloan’s Lake 3-bedroom/2-bath home to a woman named Ann Schwab in 2024. She passed the background check. For almost two years, she not only paid on time but paid a month in advance. Things were all good and quiet. Then the rent stopped being paid in March 2026. I then got a message from my neighbor at the end of March saying something very strange was happening at my house.

It turns out Ann, whose real name is Heather Ruybal, moved out of my home in September 2025 but pretended to still live there. She then let her meth-addict, house-arrest, vehicle-stealing son live in my home. He was obviously not on my lease, so I decided to call his probation officer to let him know that he could not live there. Ann apparently told him she OWNED MY HOUSE. When the officer showed up, Brandon Ruybal decided to run. Now he became a fugitive living in my house. I then worked with the local police to track Brandon down and was successful in putting him in jail. He remains in jail till at least 2027 since he became a fugitive and had a stolen vehicle in my garage. But now I had a new problem. Meth-addict friends were now breaking into my house and going in and out at night. I also had a homeless person living in my garage because Brandon told him he could use the space as his storage unit.

It got me thinking…how was Ann paying my rent and now a second rent somewhere else? After doing plenty of research, I learned she stole 500k from her previous employer.

I started to dig into Ann’s past and present. If you google Heather Ruybal, she is all over Google for being a serial squatter. She was sentenced to 6 years in prison in and did 16 months in jail. Got out, moved to Thornton, CO. I spoke to the landlord in Thornton. She squatted on his property as well and wrote fraudulent checks. He opened a case against her. Once again, she finished her probation and is off scot-free. Then she moved into my house. Now she is living in a $1M home in Castle Rock and is squatting on that property. She stopped paying that landlord rent the same exact time she stopped paying me rent in March. He was unaware of anything, so I told him he needs to start the eviction process.

Once I did an inspection of my home, I found meth pipes and needles everywhere. I had to bring in a meth testing agency, and my home is officially condemned due to meth levels. It is 8x the level of normal. It costs about $30k to have it cleaned, and insurance does not cover it.

So where am I at today? I still don’t have possession of my own house because there are ZERO laws for the landlord in Denver to protect us. My house is condemned until I come up with 30k. My eviction process is still going through the court system. I am feeding the detective who is working on the stolen $ information as I learn more, but there is zero movement. Ann is once again on the run and probably has moved from the Castle Rock home at this point since she is being evicted. People need to be aware of this criminal, and justice needs to be served. The police, the detectives, the politicians, the judges all need to step up. I won’t stop hunting her down till she is behind bars. And in the meantime, can you help me get my house meth-free?
