Update:
I cancelled escrow on the property as was too far off down and also found out I actually should be able to qualify for fha and low income loans as a result of finally applying for disability. I had no idea I even could apply for disability, and had I ten years ago would have struggled alot less financially. Live and learn I suppose. So at this time I am waiting for official acceptance and will then restart the housing search but for something that will be financiable fha or usda etc that will require much lower down and interest payments. Thank ten enormously to all that have donated (I will get you back in some way or another). My names Poppy, I'm a lifelong animal lover, caregiver, horse trainer, riding instructor, animal rescuer who is looking for assistance in funding the purchase of a property so I can truly get my animal rescue (primarily horses and dogs) and riding program off the ground. I was injured in 2014 when a horse came down on my back and I struggle with my own chronic pain and limitation. It is hard to work for equestrian programs of the caliber I used to however I am very capable of teaching, riding and caring for animals and decided it’s time to operate my own program. I should have done it many years ago but now or never.
I have experience working in all equestrian disciplines including hunter/jumper, eventing, dressage, vaulting, therapeutic riding (I intend to offer programs for troubled youth and individuals with disabilities), polo, western pleasure and trail, carriage driving etc.
The property is set up for horses and with some work I can put in an arena and start offering lessons.
I am in school working towards completing my BS Geological Sciences and GIS and will be working a part time job locally once settled. I have a hard money loan ready to go and a large portion of the down however I am short ~$12k and need to redo the electrical which I was quoted ~$2500 to get set up in my rv. The house will need some cleanup however has good bones.
I would happily offer free lessons and horse time and or a place to spend time with animals and or camp for anyone willing to support my need. It is a beautiful piece of property in NorCal Anderson CA and will support a program perfectly. Plenty of individuals looking for English riding lessons which is my speciality as the area is primarily a western cattle based area for horses.
At this time I am looking for assistance raising the $15k I need for the down payment of my property.
