My name is Johanna, and I work full-time as a mental health counselor. I love my work; I have been in the field of mental health for a decade. I like making a difference in people's lives, one at a time. I also feel great knowing that I am making a solid contribution to the betterment of the community where I live.

The work is fast-paced, though, and it can be very stressful at times. There have been lots of exhausting days. Some days, I am so tired after work that all I can do is fall into bed.

I understand that there is only so long that I will be able to keep up the pace of my current situation, so I am starting a side business to supplement my job. My goal is to earn enough to enable me to step down from full-time status to relief status.

My original plan was to start and monetize a YouTube channel, but I have realized that seeing any substantial amount of money from such a venture takes years. Did I mention that I am sixty-three? I need to generate significant cash flow soon. Fortunately, I have encountered a lucrative opportunity which will enable me to do just that.

BROKERING MORTGAGE NOTE SALES--a sweet spot just waiting for me.

Ten years ago, I had a real estate license, and I was trying to break into the field of wholesaling distressed properties. I put homes under contract, then flipped the contract to an end buyer for a percentage of the sales price, payable to me at closing. I had some formal training in the methodology, and I had a lot of courage and enthusiasm to bolster me on my way.

What I found, however, was that the inventory of available properties was pretty thin, and there was a LOT of competition for the few distressed homes for sale in my market. After I was fully immersed in the business, I discovered that there were literally hundreds of real estate wholesalers in my area who were trying to put half a dozen homes under contract. So I went back to counseling and got out of real estate.

Fast forward ten years to today...an era in which fewer and fewer people can qualify for a conventional mortgage. An era in which there are many millions of owner-financed properties, and growing. I recently learned that I could flip private mortgage notes just the same way that I flipped houses before. Better yet, I could serve as a broker for private note holders who want to sell their mortgages and collect a 5-6% finder's fee.

And there's virtually no competition because few investors are aware that it's even possible to be the middleman (or woman, as the case may be) in the sale of a private mortgage.

I am excited, and I don't want to waste any time getting started. The startup cost is very low, just $2,000.00. This will enable me to set up my LLC, open a business checking account, and purchase a very good plug-and-play system for doing these deals.

Three weeks ago, I lost my entire income tax refund to some unscrupulous people. This was a big setback, as I have virtually no savings. (Please don't lecture me about this. I don't have space here in this post to talk about the unfortunate circumstances which precipitated my less-than-ideal financial picture).
