I am a member of a Property Owners Association that manages a large community. The POA owns 62 miles of road, most of which are in extremely poor condition. In 2023, a Reserve Study was completed that recommended prioritizing road repairs and building up reserves for future needs. However, the Board has not budgeted for reserves since 2023. Recently, I requested access to association records to better understand how the Board makes financial decisions and why certain priorities are chosen. Unfortunately, the Board is charging a significant amount for copies of these records, even though most documents should be available electronically. This high cost creates a barrier for members who want to stay informed and hold the Board accountable for their decisions.
Neighbors are frustrated at the lack of any progress on repairing the roads, and the Board’s lack of transparency has made it harder to understand why the Board is making such large expenditures in light of the condition of the roads. Instead of focusing on road repairs, the Board has been spending on amenities, donations, and fireworks. Without access to these records, it’s difficult for members to know how funds are being spent and whether the Board is acting in the best interests of the community. Transparency is essential for a healthy community, especially when it comes to safety and responsible spending.
