Help a single mom of two secure housing

Hi! I'm Cody, a self-employed single mom of two kids - my oldest is 16, and my youngest is 5! I have been working hard since 2017 to build my credit & save enough for a downpayment, which I finally did! I found my dream home, and the owner was willing to owner finance - but now our dreams have been dashed a bit, due to inflation & my landlord asking a HUGE amount more for a down payment than we originally discussed.

Basckstory: In 2020, when the pandemic started, we found the PERFECT house at the very top of my budget of $249,000, with owner finance as an option! I knew this was my Forever Home the second I pulled into the driveway with my two kids. The landlord was unable to complete the owner financing paperwork in time for us to vacate our previous rental and agreed to rent the house to me until I could purchase it. Over the last two and a half years, I have fallen even more in love with this house! My kids love it here and say they never want to move. It's truly a dream home!

Unfortunately, due to soaring home prices, now the landlord is asking for $380,000 for the house and around $80,000 upfront as a down payment - after previously stating the amount I had for a downpayment was sufficient. This came as a crushing blow to me because I am already working 10-12 hours a day & just took on a nanny position on my off hours - I cannot work longer or harder than I already am to try to make that impossible amount of money in a short time.

I am self-employed as a toy-maker, and with the economy how it is, despite having run my own company for 13 years, most banks are refusing loans to any self-employed people making less than six figures, especially for a price that high. The perk of owner financing is my landlord would agree to 0% interest if I can just come up with the down payment.

Renting or buying another home in the area is unfortunately not an option, as we need four bedrooms at least so I can continue to run my business, and there are NONE available in the area for less than $3000 a month, and those do not allow pets, which we do have. Even three-bedroom homes that are about 1000-1200sf go for $2000 or higher monthly rent here in Western NC, which I just cannot afford & would not be enough space to sustain my toy-making business that provides for my family.

Even if we could afford another home, the house we are in is our dream home! We love every INCH of this house. It has a spacious backyard for my kiddos and dogs, a basement apartment I could rent out at a reasonable rate to offset the mortgage, it is located in a great, safe location, and it has a designated studio space for my business!

And that is why I am here today, asking for help from my communities to help make my dream of housing stability in today's unstable housing market come true and to help keep my children housed in a space they feel safe and happy in. 100% of all proceeds raised will go towards the down payment & purchase of this home!
