Financial help needed - I'm desperate and out of ideas

Hi, My name is Sarah and I am fundraising because I have run out of other options.

I need to raise money to do repair work on my flat in Portsmouth. I have found myself in the position where I have no choice but to sell it, but it isn't selling with the work that needs doing. The money I will get out of the property will mean that I can make my bathroom more accessible and comfortable for my children who both have additional needs and to fix the holes in the roof! Our family home has not had any work done on it in a long time, and we are in desperate need.

The flat was supposed to be my pension and I am only selling because of the cost of living crisis. I simply cannot afford to keep it. It is not able to be rented due to it's poor condition, and I am unable to access any finance at all. With the work done, it is a lovely looking flat, and I know it will sell quickly. Unfortunately, I cannot lower the asking price as it is vital I get as much money from this sale as possible to do essential repairs and adaptations to our family home for my children.

Back story...I live in Havant with my two children but have a flat in Portsmouth which I am trying to sell. I lived there on my own before getting married and having children, and we moved out when my son was 1 as we needed more space. It was rented for a short time, and when my second child was a baby I separated from my husband. He struggled to find somewhere permanent to live, so I evicted my tenants and he moved in. He lived there for about 10 years, paying me the same amount per month as my tenants were paying at the end of their tenancy in 2013. This amount never increased and remained £500 pm.

Sadly, his mum passed away a couple of years ago and he received an inhertance meaning he moved out and bought a house. Throughout his time in the flat, he always said that when he moved out of the flat he would redecorate and replace the carpet so I could let it again and retain an income from it. It's an old victorian property so there are lots of cracks and moths somehow moved in and have eaten a lot of the carpet!

We are currently going through a divorce, and he won't keep to his promise. It has been back and forth with our solicitors and despite me having and presenting evidence that this is what was agreed, there is nothing I can do. I can't afford to keep fighting this. To go to court to get a fairer settlement (including a share of his pension which he won't agree to, as I am losing my pension investment by selling) will cost me 10's of £1000's which I do not have.

When I have asked for money to buy food/fuel, that amount is deducted from my next child maintenance payment which means that I am never able to catch up. For info, I know some people don't receive child maintenance and I should consider myself lucky that I do, but he pays the legal minimum and expects me to be grateful - and even then I have to trust that the calculation is correct as I don't know his earnings etc and am have to be careful I don't rock the boat too much.

I need some help. Any help at all; money, skills, advice - anything.

I work in a school as support staff, so don't get paid a lot and there is no chance of any pay rise coming our way...I love my job, but the cost of living increases have decimated our cash flow. I have nothing available at all in order to do this myself. I have tried everywhere to borrow money and no-one will lend to me. Even though the flat will be sold and money would have been paid back.

There's a lot more context and background which explains why I'm in the position I currently find myself but for now, this is it.

I'm can't believe I'm asking people for money. I feel very uncomfortable doing this but I am out of ideas or options. I need some help. Please.
