Our neighborhood is honored to have your support in seeking a fair deal for Mill Street. Thank you for considering a contribution to our cause.

In 2023 the city made a deal to sell off a property that's been a public park for all of living memory. It is illegal to develop public parkland without due process. Mill Street residents told the city this in dozens of ways for over a year, including assembling 40 pages of records showing the land's use as a park. The city chose to ignore us.

The parcel is also is a floodplain that collects water from over 300 acres of land, and plays a critical role in containing floodwaters that would otherwise damage our homes. It floods in any heavy rain event, and becomes a rushing river in bad storms, like hurricanes Irene and Sandy. The developer's plan was to raise the ground level with 8 feet of fill and build a 70-unit apartment complex and paved parking lot on top. Their response to the obvious concern of flooding was "We won't make it any worse."

The Planning Board's job is to consider the impact of development on resident safety and welfare, and they abdicated their responsibilities. At the earliest opportunity, they chose to fast-track the parcel's development, claiming that building 70 apartments on the parcel would have "no significant impact" on flooding, traffic, noise, sound, recreation, or community character.

Our neighborhood took every opportunity to work with the City to prevent them from acting illegally. When the City failed to respond, we had no choice but to file a lawsuit. In 2025, we filed a suit against Kearney Realty Group and the City of Hudson, for removing parkland from the public without due process, and for their failure to review and mitigate the Mill Street Lofts project’s impacts on the neighborhood.

So far, the cost burden of protecting the City from a misguided development plan has fallen solely on our neighborhood of 12 households. It means so much to us that you would consider joining our fight and sharing in those costs. We are so grateful for your support.
