Having a place of my own would not only create a more stable environment financially but also health-wise, as my MS diagnosis often leads to physical instability. The landlords in my area have become greedy, they raise rent at the drop of a hat, they take it out on tenants when performing standard repairs and they evict tenants so that they can raise the rent even more and bring in younger and less experienced people who don't know the difference. Its very very very sad. My current rent/utilities are higher than my payment/utilities would be in a home. This was seen as a positive influence in the lender sticking with me through all of this.
I have been working hard to make this dream a reality, but I am down to the wire and the situation at my current building is changing rapidly. I have spent the last few months going through the ringer with lenders, other apartment complexes, banks and anxiety. Its time I step outside my shell and see what I can come up with! I have until November to either have the down payment or somehow conjure the miracle of my score reaching the minimum they want for the program/down payment assistance. Regardless which happens first - every dollar raised will go towards getting me into my new home. Whether is fees, down payment, closing, moving, etc. The expense of moving is something I am very familiar with unfortunately.
I was offered a home cheap, a home that needs work. I am not afraid of this adventure and would love to accept the challenge. The truth is though, lenders and banks aren't just handing out home loans. These programs are not "easy" and not just readily available to any first time home buyer without cosigners or money in the bank. The loan I am going for is called a 203(K) Rehab Loan. This is an FHA program.
Unfortunately this is the only type of loan I would currently qualify for ONLY if I can meet one or both the following:
1. Achieving a much higher credit score
2. Raising a down payment/closing costs
If I do not take this opportunity handed to me I am afraid I would end up stuck right where I am. I work for one of the top employers in the area, and like everyone else, they do not offer cost of living raises yearly. I do not qualify, salary wise, for much higher than 150K and we all know this will not purchase a livable space. Instead I should at least strive to take the offer at hand, and use what I qualify for to create a livable, safe space so that I can create a home.
The lender suggested a Go Fund Me type scenario due to the fact I have no direct family that can gift equity or anything similar. You are all my family! Funds will being transferred to my Credit Union savings account that does generate interest and has no fees.
