Support Christina's path to Home Ownership

My name is Christina (Burt) Wells, and I am on a path to home and land ownership. My husband and I are separated, and I am taking on the modular home alone and purchasing land to put it on to be able to refinance alone. It is not possible to do this where it is currently located. I have found property; I have a lender, and all of my contractors are just waiting for the closing date to be completed. My closing date is 8-22-24, yes that is Thursday. The down payment is right under 17,000.00

Finding land for my home has been very hard. Due to restrictions for modular homes, convents and just flat out the cost of land these days. I feel blessed to have FINALLY found a piece of property that I can afford to put my home on.

This year has been hard as I am under an extreme amount of stress with the separation, A new job, having to purchase a new to me vehicle and take on the marital obligations to this debt alone. There has been no room to save for a down payment.

The appraisal came in for my 2022 3br 2bath home and the land I am planning on putting it on under what we needed for the down payment to be 0. This is heartbreaking as I just don't have it or any way to come up with that kind of money this fast.

If this falls through I will have to let my house go and still owe the balance of my mortgage after they sell the house. It just does not make sense. I truly have worked so hard to make this happen. I read that the down payment is what keeps people from becoming homeowners. I feel that pain. When I bought the home in 2022 I put a hefty 10k down on it.

I really don't want to have to throw all this away and I know that God has a plan and will bring me out of this valley and bring the right people in to help a girl get to the top of the mountain finally. I will bake you all the sweet treats your heart can imagine in MY kitchen for the rest of your lives if you can help make this girl's dream come true.

This loan includes refinancing the home, the land, septic install, water lines install, electric install, concrete foundation, moving the home and set up and all the fees and closing costs at an interest rate I can afford with a reputable lender. I have worked very hard to get my credit score up since buying the home and I did it. I pray this does not fail.
