Hi, we’re Mike and Jessica Treco, parents of six children, including our newborn daughter Baela. We are less than 2 days away from a January 8, 2026 court date that could result in the eviction of our family unless we meet the full amount required to prevent it.
We are seeking assistance to keep our children housed while I complete my licensing for a new career that will stabilize our income.
Our kids—Lilo (13), Jude (11), Xavier (9), Dorothy (2), Philip (1), and newborn Baela—have called this home since July. I am currently in pre-licensing training for a new career in financial services, but the income gap has left us unable to cover even one month of rent while I complete my training. On January 8, our landlord will proceed with eviction unless we can pay the full court-approved amount to redeem the tenancy and stop the eviction.
This crisis didn’t appear overnight. Before moving here, we had already depleted our savings—cashing out stocks and 401(k) funds—to cover rent at our previous home in Linden, VA. Since then, employment gaps have made it a struggle to pay rent month after month. We have applied for loans, but with no current income, we’ve been denied repeatedly.
We’ve spent months exhausting every assistance option we could find: local charities, social services, CommonHelp VA, SNAP, and TANF. We were recently approved for SNAP and have a pending TANF application; however, the government shutdown and funding cuts have delayed these processes. These programs help with food and basic needs, but they do not cover the rent arrears and legal costs needed to stop this eviction.
When we first set up this fundraiser, we believed $3,025 in back rent would resolve the case based on the eviction notice and typical Virginia attorney fees ($160–$500 range). Today, the landlord's attorney confirmed we must also pay January rent and legal fees under Virginia's "pay and stay" law—but when we asked for the required written statement of all amounts owed (per § 55.1-1250), he increased his fees further and has not provided the full itemized breakdown.
Because of this, we have updated our total goal to $8,045 so that the fundraiser accurately reflects the full amount needed to satisfy the court and keep our children in their home through January while I complete my licensing and move into my new career. Thanks to your support so far, we've raised $3,845, which means $4,185 remains to be raised before January 8. The money you have already given is not only still needed—it is the foundation that makes this final push possible.
We’ve made it this far only because close family, friends, and now many people we’ve never met have stepped in when they could. Now, we’re at the end of every other option. We are not asking for a handout—we’re asking for a bridge so our children don’t have to experience homelessness while we close this income gap and finish my licensing.
My new career path has a proven track record of helping agents build sustainable income within 90 days after licensure. I am actively completing my pre-license education and preparing for my state exam so I can move into full production as quickly as possible. Without stopping this eviction, we risk losing the home our children have known since July, right as I’m trying to finish my exams and start working. That would derail my licensing process and push our timeline back even further.
With your help, here’s what your support makes possible for our children:
- The eviction case is settled, and our kids get to stay in their home and sleep in their own beds.
- I complete my pre-license training and pass my state exam.
- I move into production and begin building a commission-based income.
- Our family stays housed, and we move from crisis into stability instead of starting over from shelters, cars, or being separated among relatives.
This is a temporary crisis with a clear, realistic solution—not a permanent situation. Even a donation of $20, $25, or $50 brings us closer to fully meeting the amount required by the court before our January 8 date. If you can't donate, sharing this campaign is incredibly powerful; one share can reach someone who can help us hit this court-date goal.
How the funds will be used (revised as of Jan 6):
- Court settlement & back rent to stop eviction (original arrears): $3,025
- January rent (required for redemption): $2,750
- Attorney's fees (landlord's lawyer—increasing from $1,400 to $1,530): $1,530
- Electric & water: $300
- Mobile phone & internet: $250
- Transportation and gas: $100
- Licensing exam fees: $75
Revised total goal: $8,030. Progress: $3,845 raised (48%). Remaining: $4,185. Reaching this before January 8 keeps our children housed, satisfies the legal requirements despite escalating fees, and covers January so we have the runway to complete licensing and ramp up income.
