Dear Friends, Family, and Community,

As the Chapter President of the Northwest Auto Care Alliance in Tri-Cities, Washington, I am writing this on behalf of Bob and Mirasol Mangione—a family that has spent decades quietly serving others across the Columbia Basin.

If you are short on time, please read this brief summary of our mission, watch the local broadcasts, and consider standing with this incredible family.

. The quick overview: Why we are rallying for Bob and his family:

⚠️ The Crisis: In 2023, Bob survived an aggressive cancerous tumor that cost him his right kidney and metastasized to his spine, permanently ending his ability to perform the heavy labor required for his contracting business in the same capacity he once did.

The Paradox: Despite pristine credit and significant home equity, traditional lenders cannot approve a line of credit because Bob's illness has temporarily stripped away his traditional income.

The Brave Choice: Bob is experiencing severe hernias requiring major surgery. However, because the 6-month recovery means zero income, he has courageously chosen to postpone his surgery to focus his remaining energy on a permanent solution.

️ The Sustainable Blueprint: We are raising $118,017 to convert their shop into a safe living space, move Bob and Mirasol into it, and transition their main home into a short-term rental asset. This creates a permanent, passive income stream so Bob can finally get his surgery and focus on his health.

Watch Bob & Mirasol's Recent news coverage with a victory with the Pasco City Council to unanimously approve short-term rentals in Pasco:

The above info concludes the summary. More detailed information including a transparent financial breakdown is below if needed.

For our extended community, partners, and those who wish to review the full strategic breakdown of this multi-phase transition, the complete details are provided below.

Bob’s Cancer Journey & Current Reality

In 2023, Bob’s life changed dramatically when doctors discovered an aggressive, tennis-ball-sized cancerous tumor on his right kidney. In August 2023, surgeons successfully removed the tumor, his right kidney, and his adrenal gland in a grueling effort to save his life.

Unfortunately, the cancer later metastasized to his L1 vertebrae, presenting severe, ongoing physical challenges and limitations. Through intense treatment, unwavering faith, prayer, and the support of hundreds of people, Bob has continued fighting forward.

While there is much to be grateful for, the lasting physical impact of this battle has severely compromised his ability to work as he once did. Since 2009, Bob has successfully operated their general contracting business, Sonshine Services. Today, his medical reality permanently prevents him from returning to the heavy physical labor that once provided their primary income.

This has created a painful and frustrating paradox: Bob holds a credit score above 800, has zero consumer debt outside of their mortgage, and possesses significant equity built into their property. Yet, because his illness has temporarily reduced his full-time income, traditional lenders cannot approve a home equity line of credit. They sit on a valuable, hard-earned asset that they desperately need, but cannot access.

The Critical Choice: Postponing Medical Care to Protect the Future

Bob is currently facing an incredibly difficult medical dilemma. He is scheduled to undergo major surgery to repair several severe hernias. While this surgery is vital to relieve his daily pain, the mandatory recovery timeline requires approximately four months before attempting light-duty work, and up to six months before any return to regular physical labor.

For a general contractor whose livelihood is tied directly to physical work, this recovery window would mean a devastating, near total loss of income. And by this point, they will have depleted their reserves and they would very likely lose everything.

Because the damage to his L1 vertebrae means he can never return to heavy labor, creating an alternative source of passive income is no longer optional—it is a matter of economic survival.

Faced with this reality, Bob has made the courageous, painful decision to temporarily postpone his hernia surgery. Despite experiencing daily discomfort, he is delaying his own physical relief to focus every ounce of his remaining energy on executing a long-term transition plan.

The Blueprint for Sustainability

Their goal is to raise the necessary funds to complete a professional shop conversion, move into a safe living space on their property, and transition their 4-bedroom home near the river into a short-term rental property.

This rental is not a temporary band-aid. It represents a permanent, sustainable income engine that will provide financial stability, allowing Bob to step away from manual labor, finally undergo his necessary surgery, and focus entirely on managing his health.

⏳The timing is critical. We must complete this transition before their remaining financial reserves are completely exhausted.

Transparent Budget & Phase Breakdown

Phase One: Emergency Stabilization — $20,335 (Completed)

When Bob’s cancer journey reached its most critical point, this community stepped forward to fund Phase One. Those funds were faithfully utilized for immediate survival: protecting their home, covering baseline living needs, and absorbing initial medical crisis expenses. Because of your initial generosity, Bob and Mirasol survived the storm.

Phase Two Target: Long-Term Sustainability — $118,017

(Current Phase)

To build their permanent runway of self-sufficiency, Phase Two funds are strictly allocated across the following precise structural and operational requirements:

1. Accessory Dwelling Unit (ADU) Conversion — $51,896

Converting the existing 1,200-square-foot shop into a fully legal, accessible, and safe living space.

Full kitchen infrastructure and appliance installation
Full bathroom plumbing and fixture installation
Structural framing, insulation, and drywall finishing for main living/sleeping quarters
Code-compliant mechanical venting, structural improvements, etc.
Covered breezeway construction connecting the living space to the garage

2. Property Infrastructure & Rental Guest Partitioning — $18,111

Preparing the exterior property to ensure privacy, safety, and an optimal environment for short-term rental guests.

Site grading, gravel application, and driveway preparation
Privacy fencing installation to separate the primary residence from the ADU
Concrete patio pouring and structural outdoor dining/sun protection installations
Irrigation re-routing and landscape safety adjustments
Structural deck repairs, refinishing, and tree-trimming hazard mitigation

3. Main Home Short-Term Rental Optimization — $24,791

Outfitting the primary 4-bedroom home to achieve high-occupancy guest readiness and structural compliance.

Multi-room furnishing optimization (Master suite, Junior suite, and additional guest rooms)
Media room outfitting and high-density sleeping accommodation setups
Main living and dining area capital improvements (easy-clean commercial seating, window treatments, lighting, and ceiling fan updates)
Kitchen and laundry room outfitting (commercial-grade cookware, appliances, and utility installations)
Advanced smart-lock and keyless security integration
High-volume commercial linen and turnover supply sets to optimize professional cleaning cycles

️ 4. Contingency & Project Oversight Reserve — $3,093

A dedicated escrow buffer to absorb unforeseen material price fluctuations, emergency structural adjustments, or permitting fees that naturally occur in a project of this scope.

5. Six-Month Operational Transition Bridge — $20,006

A crucial financial bridge providing basic living support during the initial 180 days post-launch, allowing the short-term rental asset to establish consistent market algorithms, booking history, and predictable revenue stabilization.

The Power of Community: Active Commitments

We are not starting from scratch. Several incredible local businesses and volunteers have already stepped forward to absorb major portions of the labor and material costs, significantly driving down the remaining cash requirement:

An Anonymous Donor has contributed 100% of the sheetrock required for the ADU conversion.
Thorn Electric has generously committed all electrical labor for the shop conversion.
Advanced Protection Services is providing all security and integration support.
Local Volunteers & Friends across the Columbia Basin are actively contributing skilled trades, labor, and construction support.
