Fund Responsible Development on College

The College & Ossington Committee for Responsible Development (CORD) is appealing for funds to pay professional planners for advice on how to achieve sensible development at the 221 -219 Roxton site. The cost approaches $5000. We will be opposing this over-development at the Ontario Land Tribunal (OLT).
CORD is composed of local residents who are concerned about the intensity of development on this part of College Street. This neighbourhood has traditionally been a low rise (up to 4 storeys) area with local businesses serving the community. It has supplied housing including rental accommodation to many waves of immigrants since the early 1900s.
CORD is stressing a development that increases affordable and rental housing rental housing, and is not accomplished at the cost of egregious height.
This development impacts negatively on a traditional neighbourhood:
- It exceeds the current height limitations (x3).
- There is no setback; the building will impose its mass on pedestrians.
- There is no planned parking. There will be no parking access for deliveries, and with upcoming bicycle lanes on College no visitor parking or parking while moving in.
- There is no accommodation for trash collection or garbage storage.
- The building will show a 12 storey blank wall to south Roxton.
- The developer’s own studies indicate problems with soil stability and possible local damage from construction vibration.
- Greatly increased sewage from a high rise will spill into the neighbourhood already plagued by sewage problems at Harrison and Roxton/Shaw.
Low-rise housing is appropriate in a century old neighbourhood.
Over a decade ago, the community unanimously approved the addition of a 4th floor at 805 College St. adding 16 rental units.
We ask for your help to control outsized development. Help us demand good judgement and responsibility in the development of College Street.
