DEVELOPMENT GONE WILD!

DEVELOPMENT GONE WILD

Our mission is to raise funds and public awareness in support of a legal effort to stop the Fox Lake development as currently approved. This is a funding request submitted by the South Walton Community Council (SWCC) on behalf of the Santa Rosa Ridge neighborhood group, headed by Robert Coletta, Steve Boudreaux, Paul Thompson and Mary Nielson.

The proposed development impacts all of South Walton:

a) Traffic concerns were not adequately considered

b) Planning Department position is totally consistent with developer's position, with little regard for the concern of residents in the area

c) This is a familiar pattern that needs to be addressed

The funds are needed to cover legal expenses for an appeal to the decision by the Walton County Board of County Commissioners to approve the project on 11 July 2017.  We need to raise a minimum of $35,000.00

SWCC is a Section 501(c)3 nonprofit and your gift may qualify as a charitable deduction for federal income tax purposes.  Funds raised will go into an earmarked account for the appeal effort.

The Traffic Issue

This 29 acre parcel does not contain an immediately available, paved, fully functional, full-time second access to Allen Loop Rd.  There is a 60 ft easement available to connect the proposed development with the Santa Rosa Ridge neighborhood.  But this adds significantly to traffic issues there, as well as the intersection with County Rd 393 which is inadequate for the added traffic.  The Developer's proposal, and the Planning Department analysis did not properly address those concerns.

The developer proposed a gravel secondary access point to tie into Bunker Place Dr. But Bunker Place Dr. is constrained by limited existing width, and significant private restrictions which do not guarantee immediate availability as a full service ingress/egress to the Project's property.  This access should never have been included in the traffic analysis.

This is also a safety issue for all of South Walton as the primary access point (393 & Ridge) currently services 227 existing platted lots, as their sole ingress/egress. The Santa Rosa Ridge Community currently has two significant areas which have and will continue to flood. In an emergency, many of these homes will be unable to escape the neighborhood.
