Investment Dream Turned Nightmare

Y’all! Our 2 year journey to purchasing our first investment property just took a devastating turn. A cyber scammer stole our downpayment money!  We are trying to recoup our loss and warn everyone about the threat of email wire scams when closing on your property.

 

We are asking you to help us raise $50,000 by April 1st, 2022 so we will have enough money to close on our property on April 8th, 2022.

My husband Tawanda and I have been pursuing our dream to own our 1st investment property for two years. We joined a collective of other newbie real estate investors, we got our finances right to have the money for our downpayment, we built a rock star team, we spent 10 months searching for the perfect property, and finally we found our property and were so excited to be a few days away from closing.

 

Then on March 15th, 2022 the dream of closing on our 1st investment property turned into a nightmare when we became victims of wire fraud and of our downpayment was stolen.

 

On March 9th we received an email from what looked to be our realtor asking if we were prepared to send our funds for closing. The email included what looked like our attorney and our mortgage broker. On that same day I texted our realtor in response to the email and asked what method we should expect to use to send our funds. I assumed she knew I was responding to her email. She assumed I was just asking the question as the email we received did not come from her. She told me that we would either bring a certified check to closing or wire the funds. My husband spoke to our mortgage broker about receiving wiring instructions to send our down payment for closing. Our mortgage broker said he was surprised we had received the instructions so early but for us to move forward.

 

We received and email that seemed to be from our attorney indicating that the funds should be sent to his trust account and a subsequent email from what seemed to be our mortgage broker with instructions to where to send the money to. We wired our downpayment from Bank of America to Signature Bank NY on March 15th, 2022 and celebrated with our family because our dreams of owning our first investment property were finally coming true.

 

On March 16th, 2022 our mortgage broker called us to confirm where we wired the funds because our lender had not received them. To our surprise, he asked us who had sent us the wire instructions and to his surprise we had received them from what we thought was his email account.

 

What followed was perhaps one of the most devastating experiences of our life. Not only has our down payment been stolen but because Bank of America considers this a scam and not fraud the bank has no liability and we probably won't get our money back. Because of this we could potentially lose all of the money we spent thus far to secure our dream investment property. We will not know what, if any, money we will receive back until September 2022.

We are a family whose dream is to create generational wealth for our two daughters and this property is the first step in that journey. We have worked so hard and come so far over the past 2 years to have our dream stolen from us by people who don't want to see good people win. Our attorney has requested an extension to our closing date, so we are asking all the people who want to see good people win to help us raise $50,000 by April 1st so we will have enough money to close on our property on April 8th.
